I’m a new dad, I moved from Tampa to Santa Clara a few years ago and I’m thinking of purchasing a single family home there, but with real estate prices currently through the roof, is it still a good idea to buy a home or should I invest in stocks for now and just wait for a housing market correction? Looks like NVDA, TSM and AMD and AVGO are strong buys this week.

Certain ai companies are rumoured to be overvalued and might cause a market correction, I’d suggest you go with a managed portfolio, but even those don’t perform so well, so it’s best you reach out to a proper fiduciary to guide you, that’s what works for my spouse and I making a whooping $738k in Q4 last year.

What happens if the developer defaults on the delivery date? The developer will never agree with any fine on his default in the contract. If buyer doesnt agree, there will be a lot of other buyers who will. So is the buyer protected by law in this case? Is the buyer entiteled to anything by law if the developer defaults eventho the contract doesnt say so? Especially if the developer defaults on the date of delivery with big delay, like a year or more.

What are the construction companies averaging per square ft on building a home now? When I bought land it was 150 per sq ft. Then it skyrocketed to 250 to 265 per sq ft. Being Canadian we were looking at like 700k to build a 2000sq ft. House.

I am a 67 year old and have been looking at property in Cabo for 3 years now. It has gone up a lot. I am newly retired and the wife will retire at the end of the year. We do not own property here in SoCal. We have saved a little over $200,000 and are thinking of buying property in Mexico. I get emailed listings for the Cabo area and smaller townhouses are affordable but thats it. I will start looking into La Paz and Loreto. Thanks for the video.

Cabo is amazing place to live and invest in. Its first world prices in a third world country because it lacks regular infrastructure such as proper roads, sidewalks and sewer systems. Just about every neighborhood has water problems. The city gets plenty of money from tourism yet they don't do anything to fix up the city. It's disheartening as a resident here. I love the weather the food the people and the beaches. It will continue to be overpriced as years to come because of that.

Its very bad here in canada Tent cities everywhere. They build 275k homes and 1.3 million new canadian. They introduced medical assisted in dying because nobody can get s doctor. Our medical system is tragic. Taxes house insurance and everything food gas and through the roof. The property taxes are disgusting. Get out now.

i see mostly luxury condos and homes for sale online. why doesn't anyone promote lower end homes? i drove around the city and saw nice looking modest homes . but hardly see any online.

Most companies here have their websites and databases synced up the entire MLS. And agents will take on those listings so it's not about agents not promoting that price point.

@@Backtothecryptoverse yes definetly, but most condos have a view. Townhomes def blocked depending on location. Parking garage for condos has a very high ceiling, so 1st floor condos are quite high.

Terrifies me that this lawyer is using the word “figure” instead of the word “clause”. This lawyer really doesn’t know what he’s talking about when it comes to seller financing. In mexico. You would have two separate agreements one would be a promissory note, the other would be a separate dwelling / rental agreement that renews annually that attached to the promissory note. If they default on the promissory note x number of days then the seller can evict the tenant immediately. No squatters rights this way. The best way to evict someone is to pay the cops $500 and show up with 3 or 4 armed cops and assist them in the eviction. End of story. You take back the property.
