Thanks for the question.. If it is already an established neighborhood the chances of them implementing a CDD in the future is none. The process of putting a CDD in place is usually done at the planning development stage. A CDD will show up on the Property Taxes it is not a part of or administered by HOA's . If you are unsure whether a develpoment has a CDD or not you can search that in the County Records under property taxes, it is ususally a separate item item from the actuall property taxes. If you search on Zillow, Realtor.com for homes and look at the details, alot of the time it is hard to tell if a home has a CDD or not, it mostly gets lumped in with the Property Tax bill. @@lighttheworldonfire3364 There is a fee charged at closing. However the agent can pay it, it doesn’t have to be paid by the customer. Here in Florida the fee is disclosed in the Listing agreement if you are selling or the buyer broker agreement if you are buying. It should be agreed upon at that time who is paying it. Every State has different contracts , but somewhere long before closing it should be disclosed to the customer. All fees are negotiable.
