It's about 70/30 with most being sent to our editing team. I did all the editing for 9 years, but once I finally decided to scale up I wasn't able to edit 10-15 houses by myself anymore. All the images we get from the editing team go through a heavy QC process because I'm very particular on the deliverables

I keep seeing all these people with this monitor while shooting HDR. Like there's literally no point. Your colors aren't going to be accurate and you already have a screen to look at for composition.

The monitor was simply to record the screen while shooting photos. I wouldn't be using such an expensive monitor if I just wanted a larger screen.

I stayed here in the 90s pretty sure and I remember there being several pools, one that was indoor and outdoor, some kind of see through floor somewhere, and a freaking epic arcade that had a snack and milkshake bar and VR

How did they get rid of the buzzards? My wife and I drove to look at this beautiful home and it’s a massive buzzard roost. I watch the realtors video and you can see them on the roof.

There is a pond behind the home and I believe that is what attracts them. We actually scared them off with our drone before doing photos and video

Watching this again! Such a good post! QUESTION: what do you suggest or you yourself use for 3D tours...? Insta 360, the regular Ricoch camera(s)... How about OpenFrame...? Regarding tools to send your clients the files (photo/video) what do you use or recommend...? I'd love to hear your thoughts on this... Thank you! cheers! ;)

I've tried both Insta360 X3 and Ricoh Theta Z1. The Z1 is by far the better of the two. I have not tried the RS One which is a comparable sensor size to the Z1, but recently Matterport has been having connection issues with the Insta. I'm not familiar with OpenFrame. I use HDPhotoHub for scheduling, payments, and file delivery. It's not as user friendly to set up, but once you understand the interface it works well.

Great post mate! Very informative! quick question: Hope you don't mind me asking... what are your settings for HDR... I know they change according to the situation, but in general, I believe you use F8 ( Aperture)... ISO more or less 200. and you adjust the shutter to get the "0" center exposure for the "base" shot... & from there you shoot the brackets...? Is that how you do it...? thanks!

Thanks for watching! Yes you have it down! On my older videos I was using aperture priority which lets the camera set the exposure at 0 and then I would use exposure comp to adjust if needed. I thought it was easier than shooting on manual for new photographers, but I eventually realized the exposure comp thing is confusing and it's much easier to do the same thing by adjusting the shutter speed as needed

I have taken a pause from pursuing new clients because of this. I have gone through 3 editors and I’m on my 4th. Editor I had to ask more than once to actually make the edits I requested, editor who said the could do a quick turn around for me and missed the mark by a whole day, and one who had a meltdown because I made a post looking for editors (I wanted a back up). I need to learn myself. Photography isn’t my full time gig though.

I've been through 6 I think. Typically when I start a new editor I will send them the photos and also edit myself so there's no issues. I'll do that for a few weeks because they tend to fall off in quality. If you find an editor that is consistent after a few weeks they should work out. The problem I have now is the team I'm using can't handle my volume so I send half to them and do the others myself. I have a video showing my entire editing workflow, excluding the presets, but if you can invest some time into learning while also outsourcing you will always have a backup plan!

Unfortunately, we didn't plan enough time so the video was rushed on auto white balance which made some of the correction almost impossible. The footage of the kitchen was actually orange and I did my best to bring it back. For music check out premiumbeat. Its more expensive than other options, but he quality is always much better and there are a ton of genres!

Thanks man, amazing tips as always! Can you suggest me one thing please? I use a Sony a6000 and I shoot with bracketing but with this model of camera you can shoot 5 images only up to 0.7Ev difference and over 0.7 only 3 images (they limited the software…) so I shoot 3.0Ev3 instead of 2.0Ev3, but when there are very bright lights or bright windows I get very overexposed lights /windows even after merging the photos in Lrc with Lr enfuse. I even tried to drop the starting photo Ev by -1 but still the lights/windows gets too much over exposed, what can I do? Can’t really figure it out. Thanks a lot!

it looks like that monitor you have restricts you to be in the very corner to your right. I'm using an iPad wirelessly through an app with a sling strap.

I'm doing 5 Brackets 2 stops apart. The monitor was just to record the camera screen and it definitely makes it more difficult to get shots sometimes

Great video! Do you run your raw files through Nikon's software Capture NX-D before importing in Lightroom and if not do you use the NEF files or convert them to DNG? Also I'd like to know your thoughts on using Active-D Lighting. I've been doing flash/ambient with the D7100 and AD200 Pro for a while and just bought a D850 with the 16-35mm f4. It's the full circle effect, I started RE photography doing only HDR with a software called Enfuse, then switched to the flambient method but I'm considering going back to a more natural look hand blending different exposures and using better masks in photoshop instead. Looking forward to reading your comments. Thanks!

Never experimented with the Active-D Lighting, but maybe I will to see how it turns out. We just use the Adobe DNG Converter to compress the files so they are smaller and easier to upload for the photographers. If you want to watch my recent video I show my full editing process for HDR

@@truehomesphoto Thanks for the reply! I did end up watching the video you are referring to afterwards, great info there too! Active-D Lighting does a good job but I found recently that if you view the final images at a smaller scale, on a phone for example, then some darkening around the edges of windows is noticeable. There is a lot of great content out there on how to do things for the business we're in but too many neglect the time constraint having to process multiple homes in a day where the amount of time you can spend on an image is minimal. I will be watching more of your videos for sure!

@@homewaters1 Nice! If you watched the video it is pretty drawn out but I was just trying to explain each step in detail. Using the process in that video I edit most homes in about an hour or less if they are pretty simple. Other times a flash frame would be nice to have when there are major color cast issues, so it ends up taking much longer on those homes. I appreciate your time watching my content!
