People become landlords because they want to live off the labor of others, not because they want to be landlords. Don't hoard homes, and you won't have problem tenants.

Actually a lot become landlords to build up an asset they can sell for retirement - this is where the value is for the small landlord. The actual rent usually goes to paying the mortgage and associated costs. So until they actually pay the mortgage out, they aren't better off.(they can loan more money...) The pay off is in 20-30 years time when they sell the asset for the capital gain. You would need to own quite a few properties to be able to live off the income alone.

It's crazy that you can't just kick a tenant out immediately 7 days after non-payment of rent. I've rented apartments all over the world and never needed anything besides a deposit. No need to prove employment or anything. Here in the US I gotta jump through hoops. Can't wait to leave again. I like renting but I hate the hassle of it in America.

Shit like this is kind of the reason why. Without proof you can continue to pay the rent, people would rent places with no intent to pay, and the eviction process is a headache and a half. Tenant's rights get abused, but our politicians refuse to do anything about it, so landlords find their own way to mitigate the risk.

30k lost seems insanely high for that square footage. The average eviction lawyer in your area charges 1000-1500. deep cleaning is usually 300-500, and this place doesn't look bad to begin with. a cleanout of the stuff usually costs about the same. exterminator, it's your property your responsibility to have an exterminator, but a visit from an exterminator is usually around 450.. there is no physical damage to the apartment so repairs and repainting don't seem to be an issue. there is NO WAY you're getting 9k a month in rent for that apartment, even in NYC... saying you lost 30k in 6 months quite honestly just makes you look like an outright liar...

in 3 months had one family turn a childs bedroom into a litterbox. (litter on floor and on clothes etc just let the cats poop in it). They also ran out of toilet paper so they started flushing paper towels and almost broke the septic tank. Took like a year and a half to get them out.

being evicted there is a chance the tenant ended up homeless and not able to afford a storage unit to put their stuff in or a moving truck rental to get the stuff to the storage unit. there's also the chance that even if the tenant could afford storage and a truck, over months the payments on the storage unit and cost of the truck would be more expensive than just replacing the stuff left behind after they finally find another place to live...

This is far from being the worst state I've seen an apartment left in, but the non-payment is a big issue. I also think all the people in the comments claiming that being a landlord isn't a real job and that landlords are just leeches do not understand anything and are entitled brats (despite accusing the person who is providing their property to others to rent and not being paid as agreed a "cry baby").

Most evictions do take upwards of 6+ months, and that's considered extremely short in Long Island; You can't just go and physically remove them at gunpoint, even if you have all your documentation in place. Not only do you have to get set a court date at least 3 months in the future, you have to win the case when most courts are very tenant-favored. This takes additional time. Then after you win the court case, you get the document saying they can be evicted, you need to work with the local sheriff, marshalls, some enforcement agency to escort them out. This takes another 2 months easily depending on where you are because they are typically overbooked as there are a ton of bad tenants that are good hiding their shit.

What do you think would be a reasonable cleaning fee for the way they left that place? 6 months no rent, abandoned 90% of their property, attorney and court costs to evict, and you want to focus on a cleaning fee? A reasonable cleaning fee wouldn't even cover the disposal costs of what they left behind.

Hundred percent we tried to work with them for the first few months when money stopped coming in, and then we had to ask them to leave and move forward with the eviction which took six months
