Try creating low-res proxy files. Right click your footage > proxy > create proxies. I like quarter 'frame size' with ProRes Quicktime Proxy 'preset' and choose the option to put the proxies next to the original files in a proxy folder. This will help your computer deal with the same file structure, bitrate, and compression. You'll probably want to deal with your frame rates by Interpreting the footage (right click > modify > interpret footage) and then making them all the same frame rate. If it has to do some weird math to make the frame rates match (like it's not perfectly divided by 2 or something) then make sure you choose all of the footage you're modifying after you put it on your timeline, right click > speed/duration and change 'time interpolation' to Optical Flow. That will smooth out and slight difference in the frame alignment. If your clips have any cuts in the footage and you're modifying the frame rate and then doing Optical Flow you will see a super wonky frame on the pre-existing cut in that footage. Make sure you remove an extra frame to avoid that--it gets real weird real fast trying to blend between two completely different frames

Nice ! You solved my problem with darks using LR/enfuse, which is similar blending as Photomatix. After decreasing contrast, dark parts are not lost ! Great, thanx.

Has a new UK property photographer aren’t we the ones who have to license the photos to the estate agent for that purpose? We own the copyright to the photos, not the home owner.

License and releases are different. Like taking a picture of a model - yes you own the photo but without their consent you can’t publish or sell that photo.

I would blur the window content just a tiny bit to make the depth of field more obvious and the window view less distracting. I know it's how it was shot, but prefer to emphasise it more.

after adding the sky replacement as a new action following all your steps, it did work. However the I opened a new photo in PS and just clicked edit and then sky then sky replacement and an error says, can not complete task, no file found. But I can see all the files with diffreent types of skies? Any ideas?

Nice, I think its weird that just because you have different frame rates it wont work. Because A roll is usually in 24 fps and b roll is in 60 or higher. Seems annoying
