Would definitely recommend the cashing out equity that he mentions at @45:00 rather than cross collateralising. A lot easier for future refinances (and sales) too and you can take the deals to different banks depending on valuations.

QLD land tax changes now effective! This should chase out a few investors and let property return to its intended purpose: homes. With the Fed Gov to pocket $2 billion by wiping national investor concessions, and redirect it into fixing the housing shortage, these should be next.

Not so sure about this, your rent will go up while if you own your own home your interest repayments gets less. Looks good to start with but after a few years it will be much cheaper to live in your own home.

The rental income you're receiving would also increase however, it's likely your rental income if higher than your rent in this scenario

The reality of rentvesting falls flat on its face when you are in a queue of 50 people to try and rent a property. 5 Years ago it looked like a viable option, since 2020 you run a massive risk of homelessness.

So important to look at layout in a scenario like this. Looks like gold on the outside with landscaping, but the bathroom, plant room and flooring gives reason for pause about reno costs. Doesn't mean it can't be a great buy though - thanks for walking us through it!

Thanks Julian. If capital growth aka ( protecting yourself against debasement of the currency) is the main aim of property investing. Why don’t you just invest in Bitcoin? It protects you against currency debasement much more efficiently. And you never have to replace the roof on it.
