Prices will continue to go up based on seasonality factors. Based on year over year median sales price it’s clear that the housing market is going down. We still haven’t seen the effect of tech layoffs either because most of these tech workers have at least a years worth of living expenses saved up. Once they burn through their savings that’s when we might start seeing people sell their house since they can’t afford that $8K mortgage anymore.

HA! FAST FORWARD to August 2022. "IF" I'm correct...there are 3 camping sites in the park itself. There are 150 dispersed sites around the lake (some of which are beautiful). We actually had a pleasant 1.5 drive from N. Seattle on a Friday evening during rush hour traffic. The campground was full, despite there looking like way more than 3 camp sites (I guess this could have been day-use parking.) Great boat launch & beautiful Lake. Most disappointing was the fact that we spent another 5 hours of drive time trying to access a flat camping spot on the lake (without having to hike our gear down a steep cliff to the beach.) Now...if there was a way down we would have found it because we did some "gnarly" off-roading through a tiny trail that wouldn't welcome a dirt bike let alone a 4WD Toyota Tacoma. Trust-Me, we had the truck sideways between two trees and my partner was making guttural noises & I had accepted our fate that we were going to roll the truck & be stuck 🙃 or dead or both😑! We made our way back to the best camp site in the dispersed area that we checked out in the daylight hours before but...it was taken. Luckily for us there was one last spot that nobody was in because it was "Just Dirt" (that's a nod to a Seattle band years ago with the same name!" We camped next to some young polite gentlemen who were quiet Friday night. There was a 30° Temperature Drop & we woke to heavy rain the next day. Some very nice Forest service guys came & distinguished our camp fire for us as "there's a big fine & the sheriff will be driving through & handing out tickets & we want to save you the hassle" We found out the next day there's a burn ban & $5,000 fine. FIVE GRAND Y'All! Saturday "Singing Sorority Sisters" showed up. They matched the "cat-calls & Coyote-Boys" howling across the river & it was a cackle-fest. Our polite young campers had friends join them & it was a $hit-Show with Mr. Loud & his repetitive ridiculous words uttered over & over until 3am when my partner sat up & said "That's-IT, I'm going to tell them" I cut him off & said "Nothing, You're not going to tell them anything, there's one of you & a bunch of them. Sunday we woke to Sun & drove to Lk. Cle Elum & hung out in Cle Elum beforehand & had a nice lunch. Our camping trip was a lot of hard work to spend on a sunny flat area around Lk. Kachess because most of the "influencers" posting a delightful scene on a Lake Oasis did it during the pandemic lock-down. You're not going to find a serene camp site on a weekend in the summer unless you reserve one months in advance or get there way early OR own a house on the Lake. The stars & milky way on a clear night was worth the trip. Good luck & Be Nice to EVERYONE!

Sorry for your experience, and it's true- it's very difficult to find a spot there unless booked 6 months in advance. Usually, we do booking in advance. We went twice this year. Book a campsite by the lake- takes an afford to plan 6 months ahead minimum. The best sites are 123, 126, 128, and134. Also, we spend many nights on Island and the area called- Little Lake Kachess. It's not a camping side there, just wilderness. I'm not sure if is it possible now, but a few years ago- we were able to tell the ranger, as we going to leave our SUV in a parking lot for a few days and paid $10/ night. Then we use our double Kayak to load all our tents, grill, and coolers and we peddle up a Little Katchess area and pick the available shore or side of the Island where no people. We like privacy, and only possible if you stay away from the campground and people. We were able to stay outside of the campground, at least 10 times, and enjoy empty shores, clean water, and only our friend's company. Someone told me as the park was sold, and they were not allowed to do this recently (but I'm not sure), but a few years ago was totally fine! You have to talk to the ranger if is it still possible. It takes an afford to camp without people nowadays.

It was a memorable camping weekend & even though we were prepared bringing everything but the kitchen sink...we forgot to bring oars for the Kyaks & (most importantly) a map. Even though we're from the area we don't know the ins & outs of Lk. Kachess. Next time we'll be more prepared & we'll go during the week! Great video & Thanks for replying!

Oleg, there are little manipulations in your numbers. First - you've compared average stock market growth to specific Seattle real-estate market. Average price growth about 5.3% for real estate from what I see. Or if you compare Tesla stock with Kirkland - real estate will definitely lose. The second point - you can reinvest mortgage payment to stock market - what will give you ever better outcome. But you're right - quite risky. You can invest in Tesla and drink tequila or invest in Boeing and looking for food-bank :))

LOL! I agreed. Real estate prices in Kirkland and Bellevue grows 12%-18% for the last 7 years, but Tesla recently Rocks with P/E 379 on today's market and I was correct in recording this video yesterday- Tesla drops today- 5% at closing. I have Tesla stocks myself and I simply hope they will keep the value. On another hand- all my rental properties doing really good, regardless of what happens in a stock market :) Diversifying investments is key!

Campground is very large but you need to do reservation ahead, literally 4-5 months ahead as very popular. Another option is to camp on Island, only you have to park overnight your car nearby. Before we was able to arrange with park workers to pay for one car for overnight parking and keep car on a parking lot by the ramp.
