Love your videos. It has helped me a lot in my first flip! I’m so glad you’re doing the video of the DSCR loan. I’m in the process of learning as well. Already talked to my lender about the exit plan. I would love for you to make a video explaining the different types of insurance. This is something flippers do not talk about. My first flip my basement flooded! Thankfully the insurance covered the damage. But my insurance isn’t anything like homeowners insurance.

I disagree about the lease. I closed on 2 properties without a lease signed under a DSCR loan and still got it. You dont NEED it right when you buy it. Cause how can you?

Just did a DSCR on my flip that was suppose to finish in summer but is now rented. My husband has been a mortgage banker for 20 years and knows how to do every scenario. We have 7 properties from 350-650k in N Dallas. Maybe he can help you, let me know and I’ll share his phone number since you’re in TX. We’re new flippers but old investors. Listen, we are in a nicer neighborhood and even our flip was sitting, we use all designer style too. We went over budget having to redo the entire cast iron though. This is just a bad market. 😢

It’s not common, it’s only common to pay upfront for new not existing ppl. Everyone that sells millions in flips as contractor will always not have u pay upfront! These is facts! Do not get one who makes u pay upfront!

Hey Jackson! I've been following along your journey and I love your content. I am a new real estate investor as well with a few properties and just finished my first flip specifically a few weeks ago. Kirk spoke about purchasing his own materials and thats what we did as well and paid a labor only fee which worked best for us. One of the things I will be implementing in my contract going forward that I got from my mentor is at minimum $100 penalty per day if they don't finish in the specified timeline. Exactly what you guys spoke about is what we ran into. Our contractor got to the last 90% of completion and started taking on other customers just off of the work he did for us and his priorities shifted big time. All in all, we finished in 7 weeks and we're on to the next:) Great job on all you've done so far! Keep sharing and inspiring us all with your journey!

If it were me, I would have taken a picture of the front of the house and then flew it into my photoshop program and play around with colors for the front patio banisters, railings and facia because just keeping it plain wood is unappealing and you want the first impression when a person walks up to say W😅W.

Just have to search around. I had quotes from the $6250 I paid all the way up to 17k for the same windows. Have to cut out all the middle men trying to add on to the wholesale price.

So 405k x .70 - 195k purchase price- 90k rehab price so he's negative -10,535 going into the deal. Also not including the monthly payments and soft cost utility bills. He'll make a good profit his deal sounds good. My question is how do yall find such cheap labour.
