Real estate agents have traditionally justified high commission fees by claiming expertise in pricing, negotiation, and marketing. Yet recent court cases have exposed widespread collusion within the industry to maintain inflated commissions, revealing that agents on both sides of a transaction may steer clients away from properties with lower commission rates. Today, AI and digital tools empower homeowners with resources for property valuation, comparative market analysis, and neighborhood insights, allowing them to independently manage many aspects of the selling process. With virtual staging, high-quality photography, and online listing platforms, sellers can control the marketing process directly, often achieving comparable or better results at a fraction of the cost. In reality, many agents provide minimal marketing beyond listing homes on databases like the MLS. The education requirements to become a licensed agent are minimal compared to professions with similar earnings. While fields like law or finance require years of formal education and rigorous training, real estate agents often complete only a few hundred hours of coursework, with limited or no legal training despite handling complex contracts. For example, an educational assistant who dedicates their career to helping children with learning disabilities must complete at least two years of college, yet a real estate agent can qualify with a few months of online courses and earn more in a single transaction than the assistant’s yearly salary. This disparity, combined with a lack of added value in the service, drives the demand for a more transparent approach to real estate. As technology advances, the real estate industry faces mounting pressure to adapt. Consumer trust in commission structures is waning, with many now questioning why an agent should earn double the commission for a $1 million listing compared to a $500,000 one. If a higher listing price doesn’t equate to twice the work, then clients with lower-priced homes may rightly wonder if they are receiving only half the effort. Unlike real estate, other service industries don’t adjust rates based on asset value-an auto mechanic, for instance, charges the same for a tire rotation, regardless of whether it’s on a Mercedes or a Buick. With the service tied to the work, not the asset’s price tag, the agent’s value proposition appears increasingly outdated. Amid this changing landscape, AI and digital platforms now offer accessible solutions for pricing and marketing, challenging the relevance of traditional commissions. With consumer expectations for value and transparency rising, the industry must rethink its structure if it is to remain relevant. Normalcy bias keeps us thinking that things will always remain the same. Buckle up, change is coming faster than you think.

So if a seller offered you 2% rather than 2.5-3% (and you agreed) you'd do less work or intentionally do a lousy job? Do you think that is the way most real estate agents think? Is that legal?

Remove the music. It’s annoying and we can’t hear you or the phone call. Instead of showing what not to do, maybe playing actual successful door knocks would be more helpful to viewers.

What about a brand new agent that has never door knocked before? I haven’t open house this Saturday, but I am not the listing agent. The house is already been door locked the previous week as well from the last agent. Any pointers?
