Hey Adam, thanks for the info, But couldn't both buy together under a Company Structure instead of individually?! In your case each person can buy only up to 300K, but together they could buy $600k under company structure right from the beginning & keep repeating it??

Median house price of 1,5M, 675K for units - hardly a bargain. If you know of a fixer upper, great, but he is talking about investments - they tend to be turnkey. It's worth noting that Norman Park is heavily impacted by floods, but that doesn''t seem to impact prices.

Haven't looked specifically at norman park but it normally performs similar to Morningside but does have the more premium price tag. Morningside has in the past had the benefit of the price ripple effect from Norman Park, Bulimba and Hawthorne with more premium prices and buyers fighting over cheaper properties in Morningside

Prefer the $1m property personally because it's easier to manage less assets but it still comes down to the individual property and value ie is it a good deal. and only if the $1m house doesn't affect your serviceability for the next purchase

Fact check, flooding the country with migrants is Not increasing living standards. Proven by GDP per Person going down for the last 3 quarters. Stop majority of migration and only people that pass Singapores migration tests to be allowed in and limit them to 80-100,000 per year. Also ban all refugees and foreign aid. No reduction this year, may be in first half 2025 if we see improvement in data. Also even if it happens it will be max 0.5 in 2025. People are getting used to high interest rates, house prices rising and unemployment is still low . The tax cuts later this year will give more purchasing power to families and people will get used to pay high prices. I dont think there is going to be any major boom to borrowing capacity in next 2-3 years. I think one should stop dreaming and think its going to be flat market for next 2 to 4 years.

Your analysis is very poor, the RBA along with every other central bank in the developed world is battling to get inflation back within target ranges after 3-4 years of excessive money printing during and after Covid.
