Your math doesn't factor in the exorbitant interest rates the housing market is currently experiencing. So don't tell people they are throwing away money.

interest rate hike in longer run leads to higher inflation in the longer run since money will be more due to interest. In my country we have interest rate of 22% for past 1 year and it couldn't stop inflation at all still staggering at 33%. Also the rising inflation is not always bad. Some of it is actually good. The dollar could have been devalued to increase local manufacturing in US and help boost exports and import substitution which has not happened in US as factories are closing.
