Good recommendations. How would you approach having a local manager while you’re out of state that can’t fill your property because the college season is late? Can local agents still try to fill your property in conjunction with the local property manager?

It’s always tough to fill off-season. Usually if you’re working with a property manager, they have an exclusive agreement that they will be the ones to fill the property. But if they listen to the MLS usually that means that they’re willing to provide compensation to a tenants agent, if that agent brings a great tenant. I also always recommend that my clients list on Facebook marketplace as a way to supplement the leads coming in. If you can’t feel after about a month of vacancy, I usually recommend biting a bullet and dropping the price make it very clear to anyone who leases the unit that’s a temporary price and that the rent rate will increase in the summertime.

Ultimately analysis is based on assumptions. Only time says whether we’re correct. Subscribe and in a few years I’ll do a follow up video with my client to see what his ROI was on that house 😆

Houses sit longer because buyers are waiting for lower mortgage rates. It’s not always that the buyers can’t afford the mortgage. Sometimes it’s just that they don’t want to pay 7% now when they think they can wait 6 months and get a 6% rate.

Listen go into ground up development with 8 units first. Value Add is a waste of time and capital . Ground up development 8 units something new always rents well. ✌️

This isn't going to affect the housing market. People will still buy and sell houses and realtors will still make money. Realtors who sell more houses will make more than realtors who sell fewer houses.
