Am I missing something here? It seems you’re saying ‘have diversified investments’ and ‘keep cash and buy the crash.’ I don’t think that’s particularly helpful. How much cash? What percentage? I keep hearing from RASK that you must be in the market or you’ll miss out. So when do you shut down risk and go into cash and equivalents? I know the answer - when we give you $7,000 a year. Jeez.

Go the banks! $32.5b in combined profits of the majors, up 14% from previous year. (Source ChatGPT). Plenty of growth ahead with rising house prices, bigger loans. More construction well into the future. All the baby boomer money in the future will probably 4x or 5x with loans, as the kids will pay off their own debt (if they have) then leverage the inheritance up. Banks cost base is getting lower as branch close over time. Young people not fussed about going to a branch. Physical banking will literally be non existent in 20-30 years. Cash is already as low as 7% now in the retail space of total transaction payments, and falling.

Wanted to understand in a bit more detail, ways to obtain similar leverage with ETFs to property, (particularly using principle place of residence as security), but without relying on margin loans. What facilities and what approach can be followed, where we could replicate similar levels of leverage (excluding investing in leveraged ETFs)?

A great listen and I have considered selling my bank shares but there is alot of money floating around with Super etc and it has to go somewhere. If the US if over priced and AU is over priced and Bitcoin is over priced and gold is over priced then where does the money go? Just smallcaps and hope they revert back to the mean after underperforming for over a decade? Difficult choices.

reduce immigration and get more Aussies to move overseas would fix a lot of problems. That way there would be less demand for the limited stock of housing. Plus the property is so much cheaper in places like thailand so much so that a lot of poor working Aussies who have to work for a living here can sell their properties and afford to stop work for ever in these countries

There's only 1 reason. Politicians own multiple properties and have rigged the system to inflate prices, cramming the country with more people illegally, reducing supply and giving tax breaks to investors to sweep up remaining supply. People are at the breaking point and it won't last. It's already affecting foreign county voting decisions...if people still don't see change the next step is riots. This has happened several times in history and entering the market now would be akin to foolishly buying high and selling low later.

I suspect interest rates will continue to weigh on people's ability to pay for property for the next three years (even with or particularly with negative gearing) - we have gone back to 2015 in terms of available income levels. Unless you are cashed up from other sources of cash flow or have in place a very large release of equity to pay almost all of it in cash, you will not be able to afford property in 2025 whether you are an investor or owner. Even increased rentals will not make anything more than a mild dent in the debt burden. The debt burden is simply too great for too many people.

@michaelvass1970 . There are plenty of dry boring finance podcasts available out there. I listen to them and find this a refreshing change. If relaxed approachable banter style is not your bag no problem. Go listen to Bell Direct or similar. The viewer numbers prove you're in the minority. And actually every episode these two are together shooting the breeze are wildly more popular. And I'd say one of the main reasons lots listen in. Don't change a thing boys. I couldn't do what youre doing, that's for sure.

Watching a few individuals like Gina Rineheart profit at the expense of lower socio economic Australians at large. My godfather is a previous I won't say which speaker of the house. I have watched on for 20 years in frustration. But your words are so accurate appropriate and meaningful. Thanks for bothering to write. You have struck a cord and re lit a fire in me x (no prizes for guessing.. lib leaning with a green tinge but not if it doesn't make economic sense which it currently does not) so it leaves us planning for everything heading no where good, while we reject uranium which every country is already relying on by easily 25%.

Most big super funds (Rest, Australian Super, etc.) allow members to do “member direct”, which enables people to buy some shares of their choosing. They don’t always include the ETFs people want, however they also provide “indexed” investment options, which are basically their version of ETFs. It’s very disappointing they don’t allow all ETFs to be bought (it’s a business choice, not a member choice) but most super funds now offer some control.

Thank god in Australia we have a legal distinction between money coaching and financial advisors. In the US they don't , and they have people like Dave Ramsay, who is a good money coach, but is allowed to use that fact to give financial advice. Giving such advice that actively manage funds are superior to index funds and that retirees can safely withdraw 8% per year of their savings in retirement completely being ignorant of the existence of sequence of return risk and the broader issue of investing.

Unfortunately we aren’t living longer compared to our grandparents. Mostly anyway. My grandparents survived past 90 and my uncles/aunties survived past 90 too. But, other older people I knew unfortunately passed in their 60s and 70s today. Thinking we all would be living past 90 isn’t reliable. Sure, make financial plans to live until 90, but what if you only lived until 70 or 75? I say retire earlier and enjoy as long as you have a reasonable plan.
