I prefer to stay away from companies like nuix, that had management fraud and regulatory comcers irrespective of returns, difficult to build long term conviction

24:00- comparison of management fees of rental properties vs ETF are not accurate. In rental properties, you pay management fees on rental income while in ETF, you pay fees on total investment amount. For example, if you rented out $500K property and receiving $20000 rent per year, you will be paying $1000 at 5% property management fees. But with same $500k invested in ETF at 0.5% annual fees, you will be paying $2500 per year. Thank me later 😊

For a financial planner, it looks like you get an on-going consultant follow-up. Sure, one assumes that there is a documentation trail, but what happens if the consultant moves on and if you want to stick with the same consultant? What do I look for/ask the financial planner before engagement - eg, restraint of trade?.

You guys seem to be so focused on the MAX RISK side of Margin loan but dont stop to consider the fact that you can conervatively leverage (30-40% LVR) a basket of diversified ETFs portfolio and pretty much never get margin called. Although it is not really worth it with interest rates being around 8.5% nowadays.

I’m investing in schd as my core US asset. Can you guys please cover the trading costs and tax issues in detail for selecting ETFs and stocks in their market, not Aussie facing ETFs. Because I’ve done the math and the difference over time seems negligible like a couple hundred, few thousand over 15 years doesn’t concern me compared to the ability to get a dividend and growth etf that I think is best. But I’m new and isolated from long term investors: I feel like because nobody else does this, there must be something I’m missing.

If you invest in IVV personally or through RASK do you have to fill in that WB whatever it is form you mentioned? Also if our dollar goes up or down to the US dollar which movement creates the greater return for your ETF. It's confusing?

So that fund is domiciled in Australia. If you look into that fund you will find that it doesn’t own any individual shares itself it just owns the same etf that is operated in the USA. So they actually handle all the overseas tax implications as the middle man before it comes to you. You also get to buy it on the asx in AUD. It is one of the few funds that do the S&P 500 that way and that is why it’s one of the best options for an Australian investor. If you were to go through vanguards s&p 500 it is domiciled in the usa so you would have to fill out the w8ben form, pay US withholding taxes and do all your purchasing and selling in the US dollar and pay currency conversion fees every time there is a distribution or when you buy more.

Everyone says that the debt recycling concept is a relatively simple process to understand, however, every person who has a crack at explaining the debt recycling process leaves me more confused, clear as mud.

The only negative is that your can't borrow 95% of your ETF portofolio like you can with a property. Unless you do high risky things like margin call.

Interest on non income producing assets forms part of the cost base for capital gains tax purposes so long it is non deductible against any income in the year in which it was incurred.

Fortunately, my spouse and I were able to pay off our mortgage early. While we were both still employed, we took the money we had been using to accelerate our mortgage repayment and invested it immediately. Thanks to nearly 7 years of saving what would have been our mortgage payment and to maxing out our 401K/403B plans, we were able to retire early. Fortunately, both of our parents instilled in us the need of living within our means. I appreciate your advice. I'm sure it will benefit others. We are looking at assets that might help us save for retirement; after all, I've heard of folks who made hundreds of thousands of dollars throughout

Interesting topic. Agree. People forget the costs of property and of course, the debt. Checked my ETF, after 15 years the total value has increased by 250% (share price plus dividends). It’s a great set & forget. I should’ve bought more earlier. I think I’ll top up soon and buy more. Property costs: strata fees for apartments & some are $10k pa, council rates, water rates, agent fees, stamp duty, selling costs, insurance and maintenance (which can cost thousands or tens of thousands).

I have a couple properties and I regret it. Too many fees and land tax and body corp. Rates reveal estate and everything else. I got into ETFs this year. Wish I did it ten years ago.

I bought an IP last year in a very competitive market. It took every weekend from me for 2 months. I’ve done really well and am very happy, however, in comparison to ETFs, essentially a click of a button, I’m focussing on ETFs (until I can get my 2nd IP 😂 - which may not happen). If I don’t get a second property, I’ll have a decent portfolio that will help me transition to retirement earlier :)

I’m 57. No bebt and own a house outright. 300k in super I have 400k - 500k to invest depending on how much cash buffer I decide I want. I have been looking into efts . Would this be a good way to go?

Hi Dave, Owen - RE: Debt Recycling if you have a Dollar Cost Averaging approach, how can you utilise the debt recycling approach given if you split your loan, then having to redraw lets say $100K, and would have to move it all immediately to your brokerage account to demonstrate to the ATO that it is used for investment purposes. However, if its moved to brokerage account, its no longer offsetting against your home loan, nor is it yet actually invested in shares nor earning any interest there. Isn't that a bit of a "lose" situation?

Another great book by Morgan Housel is ‘Same as Ever’. To me, this book took many of the great principles from the first book ‘psychology of money’ and developed them into a philosophical way of viewing / understanding a world where the future is impossible to predict, despite history seeming to constantly repeat, or at least ‘rhyme’.
