Incorrect only a veteran had to use as a primary residence. A civilian can use the VA assumable as primary, secondary or investment.

Hey, thanks for pointing that out @meaganmoreno5917! That is great news that a civilian can use an assumable VA loan as a secondary or investment property. So, does that mean anyone who qualifies to assume a VA loan can use it in this manner? I admit this process is complicated and I enjoy learning about it.

"does your property border to retail space" caught my attention. From your VAST experience, I'd like to get your opinion on something please. I'm selling my house. To the East of my home is nothing but industrial, commercial properties. With that said, looking ahead to an appraiser coming in. They should evaluate all homes for comps fairly and equally. To do that, imagine they draw a radius around your home 1/2 mile either direction, in all 4 directions, creating 4 quandrants. All four have properties to use as comps. Because my property only has the left 2 quadrants with properties, is it okay to bring that to the appraisers attention. I was suggesting to move my property "point" to the left 1/2 mile so that i get the same benefit as everyone else, with all 4 quadrants occupied with properties. Otherwise I am only benefiting from 50% of avail homes for comps. I feel like I'm disenfranchised. I know this was long, hope I explained it. Wish I could send a pic

I was interested in buying there or cape San Blas (to use ourselves and also rent short term) but was told by a realtor that the taxes were going to be the highest in the area soon and that there is a huge bug problem because of the bay. Wondering if that’s the case or if they just wanted to show homes in Mexico beach.

Hi! Property taxes in Mexico Beach and Port Saint Joe are pretty much the same, and both counties have lower property taxes than the state average. We live on the Bay in Destin and stay on the Bay in Port Saint Joe. Bugs are the same and not that bad. There are fewer bugs because of the Bay breeze.

I bought on the cape in December after going there for years. It’s the best place ever,I find the breeze keeps the bugs away mostly…..not always.

We went camping at a state park in port st joe last year, I think it was called st Joseph's peninsula state park, and the bugs were insanely annoying. Especially at the backs. They were EVERYWHERE.

Quick question. Is there more of a positive living on Bayou Drive vs Regatta Bay or would you say it’s about the same?

It is really just preference and needs. Bayou Drive is not in a gated community and does not have an association. Regatta Bay is gated with an association. Bayou Drive is all deep and protected waters. Regatta is some deep and protected and some shallow and open bay. All gated communities will cost more than nongated communities.

You DO NOT have to live in the home if assumed without VA Entitlement substitution. The buyer is not required to occupy the property of the assumed mortgage if the buyer surrenders their Entitlement to the seller.

Wow! Jarod @jarodnoel5481 that is great information. I did not know that. Personally, I think it would be a last resort to surrender that entitlement, but I imagine there are circumstances where it is the best option. This would be a huge benefit for buyers looking for investment properties.

My daughter is militar and she is relocated to Texas she needs to sell her house, she own the house for a year and I want to buy it but Im a civilian, she doesn’t want any equity since is selling to me what are the chances to asume her loan?

Hi and great question! The lending institution that holds your daughter's loan (aka: where she pays her monthly mortgage) is going to be your best resource. Call up her institution and ask to speak to the authority on assuming her loan. Each institution has a different set of rules/qualifications for assumption. Generally speaking (not as the expert in your situation), you would need to be able to qualify for a VA loan in order to assume one. However, there are exceptions so call and see what they say! Your daughter will actually have to be the one to call since it is her loan.

I hope you had a great ride! Just thinking about it makes me want to do it again. I guess I need to apologize, I did say infamous but apparently, I used the word incorrectly. My husband had a good laugh at me when we realized the wrong word came out. I hope you didn't spend too much time looking for Western Lake's bad qualities as it is really quite the opposite. We recently took paddle boards out there and played on the lake all day.

Question about the shoreline on Panhandle beaches. We just got done with two fantastic weeks in NW Florida, covering Pensacola Beach to Panama City Beach. We loved our trip, which was both for pleasure and our screening process for retirement locations in 2025. One challenge was that we didn't find any beaches that are basically flat or gently slopped into the water. Is this a seasonal thing or is it always like that in the panhandle? With 50 years of beach travel, we are very used to common variables at beaches i.e. tides, winds, water clarity, and topography etc. (Florida/GA/SC/CA). However, during our visit to the Panhandle, no matter which beach we were at, the shoreline was was like walking on a hill or an uneven ledge. We had no indication about these coastal ledges anywhere in our research. Comfortable walks on the shoreline are a huge part of our decision making. In our senior years, we want to walk on the beach in an area that most often is safe and comfortable, and keeps us active for as long as possible. We have worked hard for and dreamt of having the beachcomber experience as part of daily lives. Thanks ahead of time for any info on this that you can provide.

Hi! I am glad that you enjoyed your time along the Emerald Coast! I know what you are talking about, but it might be best explained in a phone call. There has always been a slight angle by the edge of the water, but it does vary between flat and angled. I've never thought about it, as all the beaches I have been to worldwide vary along the shore.
