I don't know how the new construction market is in Colorado but here in California there is no "negotiating" with a builder. Do they offer buyer incentives? Yes. But beyond that what they offer is what you'll get. Don't like it? The next buyer is waiting in line with cash in hand and will take accept the product as-is.

Please dont listen to this. Your home wont build equity when it is highly overvalued. Dont overpay for a starter home thinking that you need to "get on the ladder". Market by market inventories have been building and demand has NOT rebounded despite lower interest rates. Now rates are going higher again. At some point, as prices drop consistently, sellers will know they need to sell and will drop prices fast to get a buyer. It is happening in Arizona, Florida and Texas now and will gain momentum over the coming year. You will save money by paying less to rent than buy and put that money into solid investments, then come back and buy a home as a cost of living, not an investment.

I think a huge component of the "Affordability" conundrum is the unrealistic expectations of first time home buyers. Back in the day, almost everyone had to start on the bottom rung with "starter homes", meaning small homes that usually needs some work. Now, everyone wants the big new build, with all the bells and whistles. That is, for the most part, just unrealistic.

Wildfires! We had one in 2012 that burned 500 homes. Anothwr close that burned 500 more the next year. Hail...lots of hail. Some flash flooding. Rare tornadoes

🙋🏽‍♀️ Native here. Colorado Springs “was” a great place to live. Affordable homes, low crime, great schools, cheap entertainment, competitive jobs, and yes, very conservative. None of that stands true today. It is definitely a purple city now. El Paso County was the largest conservative/Republican stronghold left in the state. And guess what?? A new mayor got sElected that ran on a Republican ticket, but is actually a liberal. He allowed rumors to fly that claimed he was a pastor, so he was able to trick many religious conservatives. It’s just a matter of time now before CS completely turns into a drug and gang infested, high crime, 💩hole like Denver. We already hold the title of most stolen vehicles in the nation, and our sheriffs dept recently came out with some pretty scary statistics on how much cartel activity we have. And don’t even ask about the out of control homeless crisis we have!! And it’s going to get worse! Why?? Because Denver is a sanctuary city and took in over 40,000 illegals, which have overflowed into Colorado Springs, which is NOT a sanctuary city! And guess who’s pretending they care by not doing a damn thing about it? Our wonderful mayor who is a lib that ran on a Republican ticket. We’ve been in the Springs since the 90’s and we can’t wait to get out. The traffic alone, at all hours of the day, is nothing short of atrocious. And get ready to pay out the azz for car insurance! Between auto thefts, car accidents, and the severe hail damage we get - you better think twice before getting a new/newer vehicle. Your car ins is almost as much as a car note!! There’s one thing the poster didn’t get right, and that is there are actually 5 ways total to get from North to South, or South to North. I25, Neveda, Academy, Circie/Union, and Powers/21. But even with that, traffic is horrendous. If you’re a conservative, think twice before you move here. We may have a lot of churches and a few mega church’s, but don’t let that fool you. You will probably hate it here. We do have a wonderful military community here , for the most part.

I am not sure what the solution is. My wife and I almost make double the average household yearly income in Colorado, but still feel like interest rates, insurance, and taxes are keeping us out of the current market. If I feel like the market is expensive, there is no way the average family can afford a house. This means many people are going to be house poor. The only thing that can fix this is a huge market correction that may never happen.

As someone who worked in the banking sector I know that wire payments are not the safest thing as the investigations team worked near me and said there was lots of fraud. I was a payment processor, yet the most risky sector is tourism and hospitality where vacation rental places and tours get people to send money and eventually they find no tour was scheduled from the designated area or hotel or wherever in the first place or where the vacation cottage was a private home never up for rent in the first place but any advertisement where you don’t know the beneficiary is as your money could go down a black hole and get layered many places or withdrawn by the scammer before one even realizes it was a scam Wire transfers are ok for transferring large enough amounts of money to justify the fees even and where the sender and beneficiary absolutely know one another and the accounts and had done business with them before especially and found them trustworthy. Wire transfers don’t leave trails behind like money orders and paper checks and the potential for the worst types of fraud is very high with them

They need to rename it Condorado Springs because it’s all you really see being built. Cost of living is stupid high, people can’t drive, motorcycles are running triple digits on the streets/highways, mass corruption in the police department, the growth rate is insane, roads are terrible, homeless everywhere you look, broken down vehicles spends days/weeks before being removed, oh yeah, great f’in place to move to. 🙄 I wouldn’t buy a candy bar from this jacka$$.

It was just as pricey as Denver last year but now, I see about 200k price difference. That is tempting. Denver metro is just ridiculous. Starter single family homes in Denver are no less than $500 and those are dumps, if you can find it. 600-700 for anything habitable. Similar dumps seem to be about $350 in Colorado Springs, it seems low 400k is the habitable range.

This market needs to dump 80% to even get close to revert to mean. I moved here in 2018, and houses are triple the price since then. A 20% down payment here would buy you an entire house on the eastern divide. It's no surprise people are angry. Buyers will never support this market. Any sane buyer at least.

@@rickspalding3047 What you don't understand is that Reds want more of the total taxes for local and state governments (the ones that fix the roads, among other things) and less of the total taxes to the Federal Government that is currently spending more on "interest" than on Defense. Defense is their only job, by the way, and they can't even stop people from crossing the border.
