It's impossible to fully understand the current housing crisis without acknowledging this trend. Shifting capital into the financial markets or commodities like gold is a safer bet given the current high mortgage rates, recession indicators, and tightened lending standards. Housing prices might need to correct by 40-50% before the market stabilizes. In uncertain times like these, getting independent financial advice from a market-savvy expert is essential.

Such market uncertainties are the reason I don’t base my market judgements and decisions on rumors and here-says, got the best of me 2020 and had me holding worthless position in the market, I had to revamp my entire portfolio through the aid of a broker, before I started seeing any significant results in my portfolio, been using the same Adviser and I’ve scaled up 750k within 2 years, whether a bullish or down market, both makes for good profit, it all depends on where you’re looking.

Possibly. Depends on a number of factors. Ask your attorney & accountant to be sure you structure the deal correctly, and don’t take receipt of any funds.

Does escrow come into play on a fully cash transaction? I heard that it's primarily used when buying a home on a mortgage.

Absolutely yes. Escrow is the neutral third-party that protects both buyer and seller, and should be used in every transaction that involves monetary consideration, regardless of whether or not a lender is involved. The escrow company also does the title insurance, which is critically important for the buyer. Worst case scenario, without a title & escrow company, an all-cash buyer could end up paying for a worthless piece of paper or the wrong parcel. Hope that helps! - Trevor

Does this apply to every different property I purchase every time? Ex. I buy House A for 200k and sell it for 300k then I also sell House B for 400k during a similar/same time period. do I get to use a different 1031 exchange for each property? Thus, id have to find a house worth more than 300k for House A and one worth more than 400k for house B, correct?

1031 can be used anytime capital gains taxes are involved, which is typically for investment properties and not usually your primary residence; be sure to talk to an accountant. Good luck! - Trevor

This is such a great and in depth video, I was surprised to see it only had a few thousand views. I've recently gotten an interest in finance specifically and was reading about AIG and this video helped me grasp so many concepts its crazy. I’m not sure I understand the question. But cash-on-cash is your annual net cash flow (after debt service) divided by your total cash invested. Principal amortization isn’t a part of the formula, in this case… Let me know if you have more questions. Happy to help! - Trevor

Depending on where you are in the market cycle, the current interest rates, lender guidelines, etc., you may or may not be able to refinance the total debt and pay off the HELOC. The assumption that you always can do that is what hurt most borrowers leading up to the 2008 financial crisis, and it’s also what’s hurting a lot of borrowers in 2023-24, because rates are too high and people can’t refinance everything they owe against the property. - Trevor

No, you cannot take any funds from the transaction and you must replace an equivalent amount of debt. Talk to your accountant for details on the tax consequences. Hope that helps. - Trevor

LTV is a measurement of how much risk is born by lender (using their money) versus the borrower. It’s a maximum limit of the loan amount relative to the property value. Lower LTV loans usually have a slightly lower interest rate, because of the lower risk to the lender. Hope that helps! - Trevor

Wow thats the Bank Version, but the reality is reverse... The last payment is $2 for the principal and $596 is the interest. so your loan balance is $2 and you have to pay it for $596 gotcha..

So with defeasance, you would use the proceeds that would have been used to pay off the loan to purchase treasury securities instead? And the proceeds can come from another loan/institution (refinance) or a buyer (sale)?
