Last few seconds of the video is corrupted. Good info otherwise. I will be settling on my 1st IP under smsf in 2 days. Ind legal advise was not required by my lender, just JP witness with ink signature was enough. My broker was adamant it was required but I contacted the lender to doublecheck and they confirmed it’s not required. Saved $550+ GST by making a phone call.

They don't want taxpayers in new model, they will be residual as the phase out. Large institutional investors with 10 year leases and flexibility in economic shocks is where the future is. They have already announced it. The stock can be sold in 10 years to investors or homebuyers. Many people will die in that horizon so there will be stock available but taxpayers will no longer pay out $200bn every 5 years to workers to hold property. Its overdue. We will be at war.

Glad i am out of the investment market, switched over to shares and super. So much less hassle and who can tell what will happening over the next 5 years once the rental market tanks and landlords once again get the blame.

Always nice to hear your thoughtful and logical analysis. I don't care about bull or bear markets. Trade a small percentage of your portfolio instead of getting in and out every few weeks trying to time the market. - States putting up new blocks of land/estate releases by 30% or juicing shrinkage (UDIA, State of Supply Report) - Landlords jumping on and off the PPOR 6 Year Rule (Capital Gains Tax minimisation) - Bank Refinancing leaning on Superannuation making FHBs a leverage risk vs investors (everyone else) - Mortgage Brokers juicing market and targeting "Rentvestors" who end up in "portfolio's" not a PPOR - Trusts reform - Mezzanine lenders promoting commercial over residential - Intergenerational Housing - APRA isn't the problem, it's the house & land package cost drivers, competition inside the established residential market and what business survey's will be telling Banks and RBA. Looking at ABS it's not good. So we need under 40s to get help from Govt to bring a new product to market that isn't asking them to borrow $1million at age 25.

Suggesting a topic. Can we discuss the most effective way to utilise Residential equity to purchase commercial, a lot of people don't really specify on when to use it and when to let it sit to reduce hold costs ect. And just general conversation around Balancing your portfolio with the equity from resi pumped into commy. I Think some real life examples based on recent purchases (from rethink) and an explanation on how and why it would fit could be a great conversation to have. Just some theoretical examples with real life purchases as a display.

Hate to be a downer but what is not mentioned is WHEN he bought these properties access to lending was much easier than it is today due to lower rates. Huseyin states that people on half his wage could do half of what he's done, I'm here to tell you that anyone on $90K per annum income cannot accumulate much more than 1 or 2 properties with the current rate environment. I'm willing to be he accumulated all of the properties prior to any interest rate rises AND likely has a partner he purchased with (additional income) I get you guys like to point out 1 property per month over 7 months but it's just not realistic anymore. I wish you were more honest about the finance bit...

So sorry to hear this. I met him at an expo and he shared some great advice without any commitment- that’s who he was. He wanted to help. Later we used Steve and the Right property group and we bought a good property having rejecting a couple. It was clear it has to be the right property. He was a nice guy and fun to work with. A very nice tribute !
