I lived in Prosper in the Artesia community for 5 years since 2019 and sold my single family home..I will never return to Texas and I visited all of Texas over my 5 year stay and there's not one place in the Texas container as I call it that I would recommend especially for people coming from Cali. But if you are looking at Niche website for school rankings and other stuff sure any new school will rank high but I urge you to read more on the low rankings and what people are saying about diversity and racist issues. The Pros for me would be Highland Homes is an awesome builder I would highly recommend them and I will stand behind that they build quality and will bend over backwards for you. On the other hand if you're liberal and do not like guns and christian church camps and up tight conservatives then it wont work for you and your family. Super hot during the summer you cannot even go for a walk it's too hot and unlivable. No place to cool off. Lots of road rage F-150 ford trucks that think they own the roads. HOA went up by 30% after the first year living in Artesia. Property taxes are insane. The UIL non profit organization for sports and music that governs all public schools is racist and no good. I think if you're white and christian and you don't mind a non-diverse environment go for it since it's around 95% or more white. My 8 reasons why I would not move to Prosper especially for anyone from the west coast.. 1. Not diverse 2. Weather sucks 3. Big truck road rage very dangerous 4. Gun happy culture with Gun shows every weekend even after mass shootings at the outdoor mall in Allen a gun show will be still happening in Allen as planned. 5. Up tight and overly conservative 6. UIL non profit racist organization for all public schools 7. Too much driving and toll ways $$ 8. Property Tax and HOA fees increasing every year $$ 9. No infrastructure for pedestrians and very little for cycling Don't not be fooled by: 1. Good school rankings 2. Cheap gas 3. Big homes that are affordable "American Dream"!!

Planning to move to Frisco in 2 years. Love how it’s conservative! Just worried about tornados. Don’t want to buy a house there and it get hit.

Couldn’t agree more. Price is going up by double digits some years, cannot continue before the market, corrects itself. I think this year is a great year to hold off on purchasing a home, unless the actual prices of homes decreases. Interest rates lowering could be a factor in bringing buyers in, but if the prices continue to climb, what you’re paying for a house in 2024 isn’t likely to increase very much for at least the next year or so. This is a good year to hold off on buying in my opinion. I’m a retired real estate top producer. I’ve seen this happen before. We don’t need interest rates to come down. We need property PRICES to come down.

Guys maybe some actual data would be use full or more interesting, I could have read the Zillow article myself didn't needed a audio version of it. Maybe something like home statistics that we couldn't personally access as consumers. if from Houston the better

What's more important are where the THREE MILLION SOUTH OF THE BORDER IMMIGRANTS FROM. Texas is no 2 to only CA, and has more illegals than the next 10 states combined and like CA, the legal and illegal are taking jobs from Americans at cut rates. You can see how 100,000 people from CA, like 50,000 families are a drop in the bucket compared to 3 million foreign immigrants.

We moved here from champaign, Illinois. Love it here. Still adjusting to the shifting soil (foundation repairs necessary), attempting to grow plants is tricky, and chigger mites are brutal. I don't mind the heat in summer, and love the winters. Made lots of friends already, because people are friendly, a d seem to love their lives here !
