You’re doing nothing special that banks aren’t already doing. Difference is, going through you will add additional cost to HOA/Homeowners (your fee).

Thanks for your comment, your perspective is appreciated. A lot of clients find value in a non-affiliated party's representation in the deal, as there is no bias, and opportunity for leverage and negotiation offsetting HOA Capital's fee cost. It's no different than a full-service property management company working with an HOA under contract, or any vendor. To save on fee costs, the HOA could always do it themselves.

We don't disagree. However, most communities unfortunately are underfunded and either don't have a reserve study or don't follow their reserve study. So this could be another option for a community to navigate some of these expenses.

It's not changing weather patterns that's going to make insurance so much more costly in the future. It's inflation. Those who've been paying close attention will have noticed that the government's figures on inflation are significantly low-balled. There's a reason for that. Our "leaders" know that their ability to manage the economy is becoming ever weaker, and they are trying to cover it up for as long as possible. The insurance story is just one small part of the tip of the iceberg. The dollar is in trouble, democracy and freedom are in serious trouble, and the American empire is about to go the way of all empires in the history of the world. Kaput. We're in for some hard times, and not just with insurance. THAT is the reality of the situation.

Yep. Thats me. Where I live, HOAs are everywhere because they own city counsels. Its practically impossible to not live in an HOA here. They are corrupt Domineering organizations and fuck them. People often have little choice but to live in an HOA and they hate having to do it, so eat shit HOA lover.

Their frustration because they don’t educate themselves about HOA’s prior to purchasing into a HOA community. Then after purchasing, they (homeowners) still don’t educate themselves.

There are some board directors who act more like dictators than directors. That's what's frustrating. I have found that most homeowners are friendly and just want to live their lives. Communication is key, but when you have a board who disrespects homeowners and doesn't answer questions, it becomes not worth living there. Sadly, most of us can't move at this point in time. Suing them hasn't worked. Recalling them hasn't worked. Most of the membership has been alienated from participating and just takes the abuse. Elections take several weeks, because we don't meet quorum.

Try this on for size, a residential neighborhood of single family dwellings of about 180 homes, dues have been $30 per year as long as most people can remember. A week ago today, the board announced a plan to raise dues 400% year over year. But... The HOA board refuses to provide any information about the purpose or need for the increase. They say the board has no plans for the money immediately, they want to collect it then figure out what to do with it. Turns out, the board wants to buy a vacant lot that's not for sale and no price has been agreed but the owner wants $120k. Coincidentally, 5 of the 6 board members want to buy the lot for personal reasons but they're wanting the HOA to buy it for them. That's not all. We currently don't even receive $30 benefits for our dues because many homeowners haven't paid last year's $30 dues but the board believes everyone will gladly pay $150, including those who aren't paying $150. This is because the treasurer's policy is to make no attempt to enforce payment of the dues assessment via liens, fines or interest. He just runs a tab waiting for the day the house sells and the HOA will receive back dues. So tell me again the part about not complaining about your board or any dues increase. Lastly, any time the volunteer board is criticized for self-dealing, failing to produce and publicize meeting minutes, schedules, agendas, reports, etc. changing the location of a meeting without informing anyone but the board members... The board members don't want to hear it because they're volunteers. It's like they think volunteering gives them immunity from criticism, when in reality they know they're doing wrong and harm but they don't care. It's their hobby to self-deal

Great question! Thats sounds high, but many factors impact an HOA's maintenance budget. If maintenance has not been a priority in the past, is the Association "catching up"? Does the size of your HOA justify such a high monthly amount?

How can rules be changed ? Can anyone be given special permission to break rules I.e. no animals allowed in commons yet our project manager was given “special permission” by our board to bring his dog in ?

Thats a great question! An association appointed attorney who specializes in Association Law could help guide a Board of Directors through this process. Based on what we've seen from other clients, Rules and Regulations are typically revised by the Board, but an attorney is recommended in this process is to ensure that an Association Board is drafting rules that can actually be enforced. The Associations Rules must be supported by verbiage found in the Declarations and or Bylaws. In addition, Associations are held accountable by state statutes and federal laws. This protects a Board from going rouge and subjectively governing the community outside of what is permitted, however, some governing documents are vague and allow a Board to get specific about governance (architectural guidelines, pet rules etc), but again an attorney will help to provide the structure and legal advice as to give the Association the necessary boundaries for enforcement. Hope this is helpful!

So glad I chose NOT to live in an HOA. I don't want consistency and blandness. I want eccentricity and creativity and freedom. I lol'ed at this comment at 1:20. My neighborhood doesn't feel "lost". We all enjoy the properties we own and we don't need some Overlord telling us we can't have a pink front door or I have a bird feeder in view or my old truck has faded paint? What kind of life is that? Non HOA neighborhoods seem to have happier residents and a better sense of community instead of HOA residents bickering over lawn height or 1 dandelion.

Just a comment to the creators of this series: The background music should be just a bit lower as the sound interferes ... basically: the speaker and the music are competing for the audience's attention, and I am more interested in the content.
