Stem wall work is fun… also that j bolt won’t be “loose” after the hydro concrete… and in bedrock AZ, where is your footing moving to? Hit em with rust stop, cut out the bad parts… and fix the water next to your house problem…should be fine….

It’s for sheer strength and they just put them in too deep, those of us formguys “in the know” don’t sink them as deep. It’s their first time using them or they’re just too stupid to realize they’re doing it wrong

I have this happening in a cabin I bought that was built in 1930, im looking for a more diy route of repairing this type of crack. We plan on filling the crack with cement all and floating out then grinding everything down level.

I recently read that concrete should not be water proofed because concrete need to breath to release water, and can i paint the drylok over exsiting exterior paint and drylok down to the footting? Thank you

If you're going to paint the foundation wall paint as far down the foundation wall as possible to stop soil moisture from getting underneath your paint.

Does it really need post tension? Houses were made without it a long time - what if it was just patched and the foundation not put back under tension - instead release pressure then leave as is? I am not being a smart ass but wondering how long the house foundation will last without the tension

The Monolithic slab foundation without tension cables will have structural failure quickly. The reason is the soil around the (1 foot) foundation wall, will continue to move down from settlement causing the interior floor and wall separation over time.

No. However when you find a concrete repair person. The contractor can order the anchor bolts to replace them.

when you say laminate flooring works the best, do you mean sheet laminate or the new trendy laminate planks with weak locking systems? The planks have very specific tolerances for flatness, and I would think they wouldn't work well in this scenario.

I was thinking if you can feel it walking then it has to be at least 1/4" per stride and a level would provide proof and even you could determine where the crack is and if you can not find an abrupt change then the pour was poor. I appreciate the response again thanks

The way that concrete crumbles, it looks like almost straight gravel...like it didnt have enough portland cement in it.

A lot of times the concrete guys would add water to the mix, in the truck, to make it flow better at the same time reducing durability to almost nothing.

Had foundation repair done with a Pier style repair, about 15 years they failed. Heilicoil repair was the answer

That is one beauteous foundation. Wish mine looked like that. I'm sitting on a poorly graded home, effectively sitting at the lowest poimt, like in the middle of the lake. Need French drain work + done, and definitely my foundation..very sad. Model home of a development named Willow Run, built 1989.

We’ve complained that our condo-townhouse has erosion out the back to a canal that passes behind the building. When deck restoration was started, you could see that fill from under our concrete slab had eroded a good 8 feet under our living room to the back patio. Our tile floor shows a fine crack from back to mid-living room. Should we be concerned, or is it normal to have voids under your slab? Will a 4 foot, wood plank retaining wall be enough to hold the fill from eroding into the canal-the townhome is elevated over the canal by about 6-8 feet? We alerted Florida Building Code Enforcement, who issued the permit for the deck restoration, but they were apathetic.

You need a Civil Engineer. The engineer will draw up the repair plan. Some engineer firms also do their work, which is likely going to be the best. In the end you will have certified repair work done certified by a licensed engineer, this will help sell your home.

@@ConcreteRepairman The deck is common area behind my condo, so the restoration was done by the Assoc. The outside of the condo, including foundation I assume, is the responsibility of the Assoc. Having noticed the void under our foundation as they demolished the deck, we told the Assoc. and the local Florida buildings dept (same people who issued the permit for the deck restoration). Neither cared. We took pictures, but that's where the issue comes to a standstill . . . until the erosion levels my home. Was just wondering if this common, to pretend it doesn't matter until the building foundation snaps?

I love your videos, I never ask you a question, but today I have a question and I hope you can help me, the post tension runs on the porch of a house because I saw some nails outside my house in the foundation in the corner of my house where the porch is, and a person went to do a sidewalk to my house, and I had to go to work and noticed the next day that they had cut a line from the foundation of my house on the porch side so that the water does not The porch got in, it was about half an inch, that's why I was asking you if the post tension runs on the porch? The person who cut says they don't go there, thank you very much.

Who did you end up using in Austin? My 20* 20 tile floors are developing long hairline cracks inside the house in several places and I called the foundation companies who didn’t say much. And today I noticed that the crack is actually running from the exact same spot from the garage concrete and is exactly lining up the crack in the middle of the house running from garage to laundry and now to living room and horizontally to the kitchen. This was the first crack that was there when I bought the house since nothing was said in inspection and now it has spread. House had no rain gutters and 12 years old. I have installed the gutters but I can see changing the floors won’t help if the underlying issue is not resolved.

i dont know anything about post tensioned systems but my guess is that since you already checked gutters and i'm assuming you already checked for proper drainage, you could have a couple of things that could've attributed to the corrosion... 1. improper cover (unlikely as it was prob designed and inspectioned by competent ppl), 2. improper curing (likely... contractors dont give a damn about curing), 3. improper protection of the exposed tendons after post tension (unlikely... the piece of tendon sticking out looks clean). just a thought
