The infamous new build that is Darwin Green in Cambridge has had to be demolished due to lack of suitable foundations, 98 houses built, largely sold and now demolished. That is the standard of new build quality control. Volume builders are going to be dragged kicking and screaming away from sweet deals on land, minimal requirements for social housing, community facilities and building standards. See also Northstowe with plenty of houses and no facilities bar a school built yet, at least 10 years into the new town build. Hopefully our new government will do more than simply lower the U values of new builds components. We are planning a fabric first retrofit of a 1930s house but the cost is eyewatering.

Unfortunately volume house-builders run the show. It will be interesting to see whether things get better or worse under Labour. I'd certainly like quality over quantity. Wow quite an achievement. The diagonal cladding looks incredible but passivhaus standards. Lovely design choices to implement it all. I would love a tour of the whole thing and drone footage of the house and property. The wildness of the plot is also an amazing complement to the build.

Nicely done!! Interested that your block & beam floor has no air vents in the exterior walls. I can see this would be necessary for a traditional timber floor but you have opted not to fit air bricks. Are air vents required by building regs? Can't see the point of them for B&B ground floors! Interested in your view!

The world is large modular any one that being in housing density is money laundry and corruption. living in space with less box stores is health. cities are not needed with the digital age. Small grassroot housing is needed. Look at covid and desensity is not sustainble Low density cmmunities are needed.

I’m just installing one on my new build. It’s a huge well insulated house. 300m trench with 600m pipes. These days no need for a heat store which is constantly leaking energy.

@@Houseplanninghelp Unfortunately the planning system itself is often pretty hostile to it, and especially has its priorities backwards in a lot of instances. In Scotland a huge portion of the housing stock are stone-built tenements, but you run into all sorts of issues thanks to "preservationist" interest groups lobbying councils to keep buildings Listed and planning regs tight because preserving their house values and the perceived "proper" style of a historical neighbourhood is more important to them than livable homes for people in this century - my own tenement isn't even a listed building itself, but merely being inside a "conservation area" makes going for Enerphit impossible as I'm restricted to using exclusively traditional-style all-wood sash & case windows which are never going to reach the required levels of airtightness and insulation. Even attempting a lower level "energy efficient" upgrade with the current paltry levels of grant & subsidy would be prohibitively expensive and wouldn't even break even in terms of adding value to the property. We're so far behind where we need to be it's dispiriting.

@@Houseplanninghelp I have, it's a great project, but unfortunately it's not really a solution in most cases as it relies on all the properties in a stair being unoccupied and renovated at the same time. That's only really practicable when you have a single owner who has spare housing stock in their network to move residents to. If you wanted to enact it in most typical tenements where each flat is owned by a separate owner-occupier or landlord, you'd have to go beyond just subsidy and, functionally, bribe people to make it appealing enough for widespread uptake - or at the very least cover the cost and then make it mandatory using statutory notices, which no politician would ever have the courage to even consider.
Really enjoying the videos, informative & interesting. Will you be revisiting this retrofit? Would love to see how it works out.

Hi. Does the passive house standard have any restrictions in terms of maximum living space per person? A builder in the industry told me the standard only allows a certain square meter area or volume of space per person, implying that a relatively large house for, say 2 people, for example wouldn't pass the standard requirements. Are you aware of such requirement?

The guy from HBF is totally delusional. He needed to be reminded that all homes are not even tested which is the problem. If all homes had air tightness tests demanding 0.6 in line with passive haus standards this would be a great start.

Finally at the end the owner talks about the energy efficiency, which aren't necessarily "passive" solar but by an large there was not nearly enough discussion about the energy saving features of the house. Some good advice - get a good architect and develop a trust relationship - but so much more could have been said.
