This guy is funny. I have lived in Pahrump for 12 years. Population is 55,000 - 65,000, the spaceport is nowhere near groundbreaking, Desert View Hospital is a triage facility - aprox. 20 beds and minimal services, the schools are not great, you can 'shop' every store in Pahrump in 1 day (no Lowes) and probably have to go to Vegas to complete your shopping list, we have 2 restaurants that might eek by as 'fine' dining, and jobs are scarce. He did a very nice job describing the racetrack.

Thanks for the correction triage facility doesn’t count for a hospital? I don’t live there and this is all information I got off of the web and 2nd hand from locals. Home Depot not Lowe’s same same but different. Pahrump is a city located in Inyo County and Nye County Nevada. Pahrump has a 2024 population of 49,191. I find it odd your comment is so preturbed… I wonder if the video cover got you to click in, what your first reaction was to “not for everyone”… the big idea in the making of this seems to be that Pahrump is quite small - (How are we absolutely sure your estimate of 5-15k more people is any better off than the web search stat?) … I wonder if you like the population small and don’t like a video promoting that as Las Vegas grows in the next decade, so will Pahrump. Were you personally able to purchase a home for a good price in Pahrump? I had family live in Pahrump for quite a while and my aunt did work in Vegas but I think everyone knows about Nevada school statistics. Perhaps a smaller school community makes for a closer and more kind hearted one. We know Nevada schools suffer from low funding everywhere here… mostly I’m just confused why you were upset there isn’t much to shop there and upset he’s intrigued to read up on everything he can find about Pahrump for anyone who might be looking, to relocate at a reachable price. This video is more of a projection into the future as a tool for future clients don’t you think, Sassy?

Hmmm 🤔 that’s one way to look at it. Then again do you know how long the stretch of land is between spring mountain and pahrump? (It will be built in Clark county side) with all projects involving air resources they do noise studies, air studies, environmental studies, and a whole host of other diligences. I’m not sure how the noise will affect both pahrump and spring mountain, only time will tell how that plays out. What I can tell you, is property around Harry Reid international is highly sought after, so is property around Henderson executive airport. So if I had to go off those statistics I’d say that it would have a positive effect on property value. But then again what do I know I just help people buy, sell and invest every day. Also this will be the first airport of its kind, so we’ll see.
@thewrightstuff6174
@thewrightstuff6174 Ай бұрын
@@ShaneJudge Just because you buy, sell and invest doesn't make you a Geologist or a Seismologist, I'm sure you want it built, it will increase your commission as you hope property values go up. Build it over near Nellis, I'm sure there is plenty of desert out that way and the people of Vegas can deal with the noise as they are the people who want it in the first place. You as a resident of Pahrump should be a little more concerned about how it affects your life rather than your wallet.
@ShaneJudge
@ShaneJudge Ай бұрын
Definitely not any of those things you mention, never said I was, just letting you know some of the due diligences that go into a project like this. nothing to do with my commissions or wallet, by the time this thing gets done, I’ll probably be retired. @@thewrightstuff6174 I did my research, but there were a few mix-ups-like mentioning Lowe's instead of Home Depot, and saying Blue Mountain Road instead of Blue Diamond Road, and incorrectly stating a population of 45,000 instead of 4,500. The text in the video does pop up to correct that error, but I totally get how it could be challenging to read and listen at the same time. I appreciate the feedback; I wouldn’t consider it 'heat'-just people being observant, which is great! Honestly, I might leave more of these minor errors in my videos. I love it when CPA's reply with tax information. This was for property taxes not sales tax, but I appreciate your input. Not sure your math is correct though, that's not quite how it works. But I appreciate your comment and reply. 1. Sales Tax Calculation: • Car Price: $85,000 • Sales Tax Rate: 8.375% Sales Tax Amount: Sales Tax=Car Price×Sales Tax Rate\text{Sales Tax} = \text{Car Price} \times \text{Sales Tax Rate}Sales Tax=Car Price×Sales Tax Rate Sales Tax=$85,000×0.08375=$7,118.75\text{Sales Tax} = \$85,000 \times 0.08375 = \$7,118.75Sales Tax=$85,000×0.08375=$7,118.75 2. Total Amount Financed: Total Amount=Car Price+Sales Tax\text{Total Amount} = \text{Car Price} + \text{Sales Tax}Total Amount=Car Price+Sales Tax Total Amount=$85,000+$7,118.75=$92,118.75\text{Total Amount} = \$85,000 + \$7,118.75 = \$92,118.75Total Amount=$85,000+$7,118.75=$92,118.75 3. Monthly Payment Calculation: Assuming a standard car loan term of 60 months (5 years), with an interest rate of 5%. Using the formula for monthly payments on an installment loan: P=r⋅PV1−(1+r)−nP = \frac{r \cdot PV}{1 - (1 + r)^{-n}}P=1−(1+r)−nr⋅PV Where: • PPP = Monthly payment • PVPVPV = Present value (total amount financed) = $92,118.75 • rrr = Monthly interest rate = 5% / 12 = 0.004167 • nnn = Total number of payments (loan term in months) = 60 Let's calculate it: P=0.004167⋅92,118.751−(1+0.004167)−60P = \frac{0.004167 \cdot 92,118.75}{1 - (1 + 0.004167)^{-60}}P=1−(1+0.004167)−600.004167⋅92,118.75 P≈383.381−0.779P \approx \frac{383.38}{1 - 0.779}P≈1−0.779383.38 P≈383.380.221P \approx \frac{383.38}{0.221}P≈0.221383.38 P≈1,734.71P \approx 1,734.71P≈1,734.71 4. Monthly Breakdown: To get the principal and interest portions, we need an amortization schedule. However, for the first month: • Interest for the first month: Interest=Total Amount Financed×Monthly Interest Rate\text{Interest} = \text{Total Amount Financed} \times \text{Monthly Interest Rate}Interest=Total Amount Financed×Monthly Interest Rate Interest=92,118.75×0.004167≈383.38\text{Interest} = 92,118.75 \times 0.004167 \approx 383.38Interest=92,118.75×0.004167≈383.38 • Principal for the first month: Principal=Monthly Payment−Interest\text{Principal} = \text{Monthly Payment} - \text{Interest}Principal=Monthly Payment−Interest Principal=1,734.71−383.38≈1,351.33\text{Principal} = 1,734.71 - 383.38 \approx 1,351.33Principal=1,734.71−383.38≈1,351.33 Summary: • Sales Tax: $7,118.75 • Total Amount Financed: $92,118.75 • Monthly Payment: $1,734.71 • First Month's Interest: $383.38 • First Month's Principal: $1,351.33 Over time, the interest portion will decrease, and the principal portion will increase. Good video but I think your statement about someone making 65kish a year saving over 3k a year in state income tax is incorrect. I read an article recently - and I did the numbers myself as well as it pertains to me - someone making 95kish a year in Cali would only save 2.5k a year in no state income tax if their salary was the same in Nevada. The no state income tax argument is more nuanced than what it seems on the surface. For example, if you are considering Vegas for a short-term stay - say 5 years - but the moving cost is expensive then you aren’t actually saving in the long run. Plus, car insurance can be quite high near the strip if that is your thing.
@ShaneJudge
@ShaneJudge 3 ай бұрын
This is awesome I appreciate the feedback, correction and perspective, are you a CPA? Im not sure how you got those numbers: California has one of the highest state income taxes in the country, with a progressive tax rate that can go up to 13.3% for high-income earners. I’m not a tax professional, i was just reiterating what one tax professional quoted me at the time I inquired to make this video. But if you want to get more in depth on tax saving if one made the move, and or how nuanced the savings may be, factor in the rest of the tax benefits Nevada has compare to California here’s a list of benefits: 🚫 No corporate income tax in Nevada.(8.84% +additional franchise tax) 🚫 No inheritance or estate tax in Nevada. 🏠 Lower property taxes in Nevada.(around 1% of assessed value, have a video coming up on the formula to get exact property taxes) 🛍️ Lower sales tax rates in Nevada. 🚫 No franchise tax in Nevada.(minimum of $800 annually) 💼 Fewer regulatory fees and lower compliance costs in Nevada. I love the feed back, and I love California as well. Just not the tax part of it.
