I lived in Los Robles ave . The rent became UNaffordable and eventually we lost our apartment. Pasadena is so freaken expensive that both rent and mortgages are for rich people only. I'm talking CELEBRITY RICH

It’s definitely tough out there right now. The biggest challenge I’ve had lately is the lack of inventory, which of course is what’s made both purchases and rentals unaffordable. It’s a good time for anyone wants to cash in and sell if they have enough equity to move and pay cash somewhere, but for everyone else the market is everything you said. It’s rough for renters as well as landlords too. Ownership costs are going up faster than rent increases are allowed on a lot of properties. Good luck finding something good!

You were definitely lucky! I grew up up (in the 60s and 70s) over the hill in Glendale, and as nice as Glendale was, still came over here for better restaurants.

A lot of people are, and I’m helping clients relocate right now preparing their home for sale here and placing them with a quality agent in their new state. That said, the reports of how many are moving out as somewhat exaggerated. People are still moving here, especially if they work in entertainment or tech. California is still paradise, despite our rather inefficient and wasteful state government. (High speed rail that isn’t high speed as an example.)

Thanks for asking! Depending on the area, generally between $1.1-1.6 Million for a 3 bedroom/2 bathroom ranch style, though there are some in the northwestern parts that are a bit smaller and older in the $800-900k range and some others over in areas like San Rafael/Annandale can push $2 Million of more. Pasadena has so many different areas that have their own individual character that there’s usually something for everyone. Feel free to reach out if you’re wondering about something specific.

I’d be tough to find something in that range in Pasadena (essentially that’d be land value in most of the town). Prices are still up through LA and aren’t likely to come down due to the ongoing inventory shortage, but that doesn’t mean there aren’t options in other areas. It all comes down to your needs and wants (and your commute if you have one).

As a Houstonian, I can tell you Houston is a great place to live. If you don’t mind the triple digit heat in the summertime with high humidity that last three months or more, the crime, depending upon where you live if you live in a poor area, you’re gonna have a lot of crime, especially gang crime, and if you don’t mind the traffic, which is one of the worst in the nation. Oh, also, we don’t have as many attractions we do have sports teams. They are sporadic, and how well they do. We are eating out culture here, Houston. We have the best food in the nation. I’ve lived in two other states. Have traveled all over the US and been to several countries. And I can tell you that here in Houston, we have the best food in the nation. Our beaches near Houston are not pretty. But if you’re willing to travel about 6 hours south to South Padre the water is beautiful. But our housing prices are really rising as are our apartment prices. When it comes to the economy, we are the state that is least affected. Houston tends to be somewhat conservative and also somewhat liberal. Both parties are strong here in Houston. I suggest moving to the Katy area. It has very low crime rates. And in Houston, one of the factors you need to consider where you move is not just price, but crime rate. And the things that we eat the most here in Houston are barbecue and Mexican food, however, Vietnamese food Korean food Thai food, and Indian food are very popular here and we have a lot of those communities living here in Houston.

@FoodNerds I can pretty much live happily on BBQ and Mexican food! California can’t hold a candle to Texas for great barbecue. I’ve worked a lot more in Dallas than Houston over the decades, but the best thing about both cities (and Texas in general) is the friendliness of the vast majority of the people.

Thanks. I'd agree I went a touch heavy-handed with the music (and embarrassingly missed two audio glitches). I was fighting against my old perfectionist editor tendencies from when I'd have a week to cut a 30-second commercial and decided to keep the temp track and be finished rather than re-score the whole thing. :-)

Pasadena is a freakin joke. If you like noise move to Pasadena. If you like water wasters move to Pasadena. I spent week in Pasadena recently and could not get out of there to soon. Gas powered leaf blowers going all day 6 days a week. 98% of the houses in Pasadena have lawns and are wasting a tremendous amount of water daily. You can not do anything in Pasadena without getting on a freeway. you can also hear freeway noise in every part of the city. They should change the name of the city to Noisedena or Wastewateradena.... Don't go there and don't even visit there.....

I take it you didn't like it in Pasadena? :-) But seriously, there are noisy parts and quiet parts. It's an older urban city, and there's little that can be done to change that, but it's also what gives it character with a lot of amazing architecture. The leaf blowers have now been legally banned, though enforcement has been slow. You're seeing more drought-resistant landscaping but much of the area's character (and architectural design) leans toward traditional lawns, and I don't think this town is any worse than most in California related to water use (though I'm glad you brought it up because it's an issue I want to talk about in detail on the ppdcast soon. It's far more complex than the lawns, which really are just a small part of the wasted water issue). No town works for everybody, and I bet I could suggest some great places you might prefer. I'll give you the fact that there is a lot of interesting architecture in Pasadena, that's why I went there in the first place. Leaf blowers that have been banned and enforcement slow is the same as saying nothing is going to be done. All anyone has to do is go outside on any given day and that's all you hear. It almost drowns out the freeway noise. Having a lawn is not a complex issue. Its a total waste of water and should be replaced with zero scape landscaping. Everyday I saw water running down the curbside because of over watering. Take a trip up to Santa Barbara to see how a city deals with water responsibly before trying to divert water from Northern California. @@VictorCurrie

Me too. :-) When I moved back up here full time I'd planned on going this way, then Covid hit and a bunch of people I knew died and I pulled back for a while. It's only in the past few months that I've been actively looking for new clients again rather than only working with existing clients and people they referred. (Doing our old neighborhoods in Glendale next!)

These are great insights from both sides of the deal. The example about the “perfect cash buyer” that changed their mind at last minute is a good reminder too of how unpredictable the outcome can be. Just need to keep moving forward.

Yes, you’re right. It was certainly longer than we’d liked, and historically price recovery after a pullback is significantly shorter. The 2008 crash was an anomaly. My point is that fear is keeping people out of the marketplace and it shouldn’t. Housing prices are cyclical.

Yah those pros don’t exist right now. Mortgage payments are not comfortable, people are getting less for their money house and neighborhood wise, and taxes, insurance, utilities are all going up.

I don't disagree with you. I'd still say that the historical data would show that over the long run, if you can afford to get into the market the other benefits offset a lot of the negatives. The pandemic run-up of prices and the Fed's sacrifice of the housing market trying to bring down inflation have definitely messed things up though.

I appreciate your point, and yes people are getting less for their money than they were a few years ago. The most important part is that IF someone can afford a home in the current market it will most likely be better for them to be an owner. But I certainly agree that not everyone is in that position.

I'm not sure how that relates since I'm talking about a home we sold the year before he came into office, but thanks for commenting! One thing that would help with affordability would be if both parties could agree on raising the State and Local Taxes (SALT) deduction limits. A $10k cap on combined mortgage and local taxes hits pretty hard when you're in an area where starter homes for first time buyers are pushing a million dollars now.

I like Oklahoma City (especially the people), though it's been about 15 years since I've visited there. The difference would be that the LA Metro area has 13 Million+ people crammed into it.
