That is correct. You can sell the ADU as a separate property now under CA-AB 1033. However, you do not need to subdivide the land first. You can sell the ADU, but before the close of escrow, a mini 'HOA' must be created that outines the usage laws/rules for the land between the two owners.

In California, the California Housing Finance Agency (CalHFA) offers a grant program to help homeowners finance the construction of Accessory Dwelling Units. The grant can provide up to $40,000 to help with pre-development and closing costs. To apply for the grant, you must: Be a homeowner in California Own a single-family home Meet any income limits Gather required documents, including: Proof of income Recent utility bills Tax returns Scope of work for your ADU project Complete the application process Await confirmation If approved, the grant funds will be placed into an escrow account. You can use the funds to pay approved third-party vendors throughout the project. What the grant can be used for Pre-development costs, such as site prep, architectural designs, permits, and soil tests Non-recurring closing costs Buying down the interest rate on loans What happens if you receive the grant? You will receive a 1099 from CalHFA for the year the grant funds were wired into escrow You may need to pay taxes on the grant funds the following year Other financing options You can also use other financing options to fund an ADU, such as: A Home Equity Line of Credit (HELOC), Home Equity Loan, Cash-Out Refinance, and 203k Loan. Cities and localities across California may also offer special ADU grant or loan programs

My landlord said she’s removing our garage and turning it into a ADU, she’s increasing the rent taking away space. 4 bedroom house will now be a 6. Plus having a stranger living with us with a just a wall separating us is not giving us peace of mind. Streets are already flooded with cars after 6PM here in Soledad.

in our area, it is possible, but you will definitely want to check your specific cities restrictions. Every city has different laws around ADUs.

This probably won't end well for first time buyers at this point imo, fueling prices by low supply may seem good and the mantra is, over time supply will increase and the market normalise, its unlikely that will happen for a decade or two, this situation has lead to stagnation which will eventually lead to broader stagnation in the economy, short term gougeflation feels good for some at this moment but ultimately it implodes the system to the point we are at, completely stagnant. A seller now will gardner an inflated price but they will have to purchase at an inflated price, and with such low supply there options are poor, leading to poor decisions made. In my area (not in the US) inventory is steadily declining, the pool of property is poor, the good homes are just not on the market, what is left is large and very small, poorly located, badly maintained properties that need modernisation at high prices, its truly a mess

Picking data to suit your conclusion. There is a plethora of leading economic indicatros that scream trouble but somehow did not make it to the video. Contraction of m2 money supply while increasing interest rates does not end well. Institutional and private investor pullback from housing. Short term rental bans are spreading. Historic bond selloff indicative of higher rates to come. The consumer, i.e. potential home buyer, is not doing well. A snapshot of the market where sellers are holding out because they have nowhere to go is disingenious.

Well the 2008 crash didn't happen in a year. It started in 06 and didn't stop falling until it bottomed in 2012. ANYONE who believes in the large real-estate companies and realtors/ regulators, and a majority of realtors, should look for ocean front property in Montana. The data doesn't show the real on the ground data, just like the "inflation numbers". Most all the homes that have sold, sold for less than asking price. Let alone show what's being foreclosed on. Banks are posting BILLIONS in "unrealized losses" Due to those college educated data readers. Be patient stop the fomo attitude and wait. More banks will fail, interest will reach double digits, Millions will hit the unemployment lines, and foreclosures will take off, and prices will plummet yet once again. Please don't buy into "marry the house and date the rate". The value of your property will drop and you'll be upside down and will not be able to refinance. So you'll marry the rate for at least 10 years before you can refi. That is if you don't walk away from it before then.
