No, I like a mix of some color that mesh well together. All white is too much and plain for me. This is a nice kitchen though, just not style.

Gotcha! Many builders nowadays have predesigned packages. Some builders still have a design studio and will let you choose the finishes! I am really curious what would your selection look like?

I have a few questions, If a seller hides materia facts about a home that is crucial to the sale once under contract and money has changed hands what then? Also no bank is going to lend what an asset is not worth is there room for an addendum of sale price if the appraisal does not come up at sale price and renegotiate or are we stuck and back against the wall 1. lose the Due Diligence or 2. pay up the difference this is not making sense to me.

Hi Javier! Great question! We actually had this happen in the past. If you can prove that it was a willful misrepresentation, the buyer should get the DD back and also ask for liquidated damages. Appraisal is a different question. Each situation is different, however yes, you can ask the attorney to draft an addendum stating that the seller will reduce the price to appraised value. This is usually done before getting under contract, especially if you think that the list price fell out of the comps. I hope this helps! :)

In my experience, there are a lot of Loan Officers that do not know what they are doing when it comes to calculating complicated return such as, 1120,1065 with multiple assets and dividends. So my question is if a Loan Officer gives me an approval letter based on his findings we look for a home go under contract i give you the 20% down payment as Due Diligence and weeks later find out that the undewriter did not approve the loan and the DTI is off by a high number and this is due to the error in the original calculation from the loan officer, what happens in this case to the Due Diligence being i am not backing but lender error? I look forward to your comment

Thank you for watching! Montvale is a luxury neighborhood in Cary NC where you can still get an absolutely stunning home for around $2 Million. The same house around Los Angeles, San Francisco, New York, Boston, Miami or other metropolitan areas would probably be at least 3 to 5 times more. Highly likely that will be the case around the Greater Triangle in just a few more years :)

Before moving go spend some time there and see how horrible it is ....also see how much it it to register your vehicle and yearly tag renewal...you will easily pay $600 ro over $700 just to register it....than every year they assess the value of your car and charge you that price you can pay $170 or over $250 just to renue you tags every year...crime is bad 5 people got shot on the Greenway.....they hype this place too much it's not worth it.

I've been living here for over a decade now :) It has its pros and cons and, moving here from Los Angeles, was a big change indeed. That being said, there is crime everywhere, especially metropolitan cities. Raleigh has many very safe neighborhoods and suburbs. According to Propertyclub, Rolesville, just NE of Raleigh was the number 1 safest city in NC. I am not an insurance agent but if you do a quick search, you'll get the following answer on car insurance costs: North Carolina's car insurance rates are generally lower than the national average: Full coverage North Carolina averages $1,627-$1,827 per year, while the national average is $2,008-$2,278. Minimum coverage North Carolina averages $536 per year, compared to the national average of $621-$627.

Lovely ❤ I have a question about Pets, I have two cats they are indoor outdoor, I see most properties there don’t have fence. Is it a big deal for neighbors if they see cat outside? I know I need fenced yard, maybe a catio. What are some dangers predators for cats there? Are snakes big problem, is there a lot of them? I live in Arizona, all cats are here protected by the law and can roam freely. Btw could you please do segment video on pets, thank you 😊

Thanks for your feedback! There are snakes but if you keep your yard clean, you probably will not see them. They are predators and target mice, rats etc. I would still consult or reach out to some local vets and see how many(if any) cases they have. Most communities will allow a fenced backyard. If you see one in a community, they will likely allow it with some guidelines of course! Those can be found in the HOA documents. I think a lot has changed lately. By the way, "boring" most of the times translates to "safe". Cary is considered one of the safest cities in the US. You are also just a short distance from Raleigh, Durham, Chapel Hill, the beach, the mountains. The population, especially in the Wake county area is growing at a very rapid pace.
