Hi Ryan! As a resident of this area, living in one of these newer buildings, we are not seeing residents moving into the area at all. In fact, we’ve seen increased vacancy. I’ve heard rumors that a lot of these buildings were approved financing during Covid era and it’s just took this long for the build and final plans to begin. It appears that a lot of these buildings are sitting empty! And the retail you mention has either changed hands at least twice already or gone out of business in 3 months or hasn’t been leased at all. My question to you is where do you think the residents will come from who can afford rent? Want to rent in that area? Also, as a non car owner, it’s not easy to get around on foot in the neighborhood, little to no shade, broken streets and crazy drivers with no police enforcement. There are also no grocery stories or pharmacies in Wynwood. No green spaces…, just not a lot of value added. In the last 3 years, we’ve seen more people leave than come in. Thoughts on that? It’s going to take more than new or luxury buildings to lure people in.

Yep I agree with your comment. It’s going to take a looooong while before this area picks up again. I think we are in a downward part of this current real estate market. Miami always has ups and downs, and now we are in a down one. In my humble opinion, It’s actually good and healthy for the market.

Thanks for cutting through the noise. Sadly, as you point out, most of those that will suffer the most are people who moved to Florida to retire, are often on fixed incomes and may be forced into tough decisions.

Great video! My only suggestion is adding a photo of what the projects would look if complete during editing. Great to see Wynwood coming along, I hope to visit again some day when more is done.

What about traffic and social infrastructure? In Europe you can't build skyscrapers and increase the population by thousands or even tens of thousands in one specific zone without public transport, schools, kindergardens, parks, etc.

Edgewater is such a nice location, next to wynwood and downtown, not to far from brickell, has Margaret park, also next to crossings to south beach. Kind of nice getaway from hustle and bustle, nightlife of brickell and downtown.

Oh my lord this video brings back memories. That empty lot in the beginning of the video used to have an old 2 story house there in the 90s. I remember seeing it as a kid everytime i would go to the old (& now abandoned empty) Omni Mall. It was a white old two story traditional house. It was demolished about 20 something years ago if my memory is correct. I think shortly after the Omni closed. I wonder how much the owner got for selling their property. This was before the massive real estate boom that's taking place in Miami now. This neighborhood also used to be extremely dangerous which is one of the reasons that contributed to the Omni Mall closing in the late 90s. Crazy how much Miami has changed

I lived at 1801 NE 4 Ave as an original owner in this low rise condo in the mid-1970’s. The building still stands, dwarfed by its neighbors. In those days, one could visit the old 1800 Club for a drink. But the neighborhood was not safe at night. The house you refer to contained, I think ,a restaurant at one time called Francesca’s. All this development is progress. It was always beautiful by the water but not lively. Best wishes!
