Thanks for the video, Sue! We live in the upstate and in a small HOA neighborhood. Our dues are not bad, but mostly retired couples here, the only amenity is a small walking path. The largest line item of the budget goes to paying the HOA management company that seemingly does almost nothing about enforcing the covenants. It's frustrating. We have acquaintance friends mostly, but met them mostly from just walking our dogs. Our next home will be on land with no HOA. You can meet good friends at church or at the dog park, or local groups with common interests.

My house tax has doubled since 2001. Free college is for auditing only. I would never live any other place. But do your research.

I’m a lifelong NJ resident. In 2021, my wife and I decided to build our retirement home in SC. Even though I was several years away from retiring, it just felt like the right time. We built a 4bd2ba house on a half acre lot, it was just over $200k and mortgage rates were 3%. Currently paying $9000 in property taxes in NJ, on a 35’x100’ lot!! In 23 months, our property taxes will go down to about $1000 in SC! We can not wait to make the move permanently and take advantage of the other benefits that you mentioned!!😎

One reason I love it? I’m from there born and raised til our house burnt in 2015. When I was 17. And another reason? It’s almost never cold there. I’m in Ohio and it’s cold here right now I do not and will not miss the cold weather.

Dont want to move to Horry County. Out of control home building! Mass flooding! Roads cant handle the amount of people thst moved here so prepare to practice patience driving in traffic! Most restaurants dont accept reservations so be prepared to wait at least an hour to dine! We are screwed when next hurricane requires evacuation! If you want to go to MB State Park or Huntington beach state park, you must get there before 10am because parking lot is full. County govt is corrupt. Horry County HOA'S rated WORST in the state of SC. Horry County HOA's rated 5th in the NATION.....Horry County was once a great place to live but greed and the love of money destroyed the desirability to live here
