Married 30 raised 6 kids all productive members of society, we always had what we needed and made sure our tithes were paid, some months we didn’t know how we were going to make it, but guess what! We always made it, kept a functioning budget, including small savings. After Obama killed the SpaceCenter we had to use our savings to stay alive. Now if we hadn’t been wise and put just a lil ea week away, we would have lost our house. Being quite a bit older now, and we had to rebuild our retirement, wisdom comes with age, lol sometimes it just comes. 😊

This is exactly why I don't have a home yet. Sure I qualify for $410k home, but the payment would be double what I pay for rent. So like he pointed out, shave $100k off of that, and puts the payment at 140% of what I pay for rent, but I can't find a home in that price range. So I will keep renting for a while longer.

So many people need to see this. This guy is speaking straight facts. Im 37, had my 1st child at 17 and second at 21, became a single mom at 23, bought my home at 30 all while raising 2 kids with no child support from their father. The loan I qualified for was $175,000. The house I bought was built in 1960 and at the time of purchase cost $82,000. My payments were cheaper than a lot of my friends car payments. Is it everything I dreamed of? No. But it can be. We've already done multiple projects that have added significantly to the value of my home. In this economy, making ends meet is a struggle, but prior to this I usually had enough cash on hand to cover any emergency and do upgrades. I can't imagine how stressed I'd be if I had taken the full amount I qualified for to purchase a home. We can still afford to live comfortably right now and we've taken a vacation every year. Our house (3 medium bedrooms and 2 baths, unfinished basement & attic) may seem small to others, but like you said, at least I'm able to spend quality time with my kids and not have to work my life away. ** I think part of the issue with my generation and younger saying they can't afford a home, is their expectations are too high. They want a starter home like their parents 2nd or 3rd home plus new cars, clothes, and tech every yr. Most have no concept of fixing their own things and would rather pay someone or buy new things and complain how they can't afford a home. In their defense though, most stuff isn't made to last anymore. The 1st fridge my parents bought was still kicking up till last yr. The 1st water heater they purchased (1974, 10 Gallon) is still in use, but my dad does clean out any lime and calcium buildup every time he has to change the elements.

So my daughter's rent in 2016 was $1,600 for a 2 bedroom 2 bath apartment. She bought a 4 bedroom 2 bathroom house with a mortgage of $1,100. 8 years later her mortgage is $1,300 since the property value, insurance and taxes went up. That old apartment now rents for $2,500. Guess who is saving money on rent?

I moved to Washington state and I earn over 300,000 a year and I bought a house 27 miles from Seattle in a small village for $350,000 1400 ft.² my payments are less than a typical renter and I completely agree That most people buy too much house.

For real, social media has become basically a place where teenaged girls and people who act like teenaged girls are sending their testimony to the therapist. Accumulating multiple rentals is not for the impatience quick buck today money seekers. Accumulating is for building long term wealth over time such as 20 years or more years. Real estate is always going to be about “location, location. Finding a low tax fast growing location such as in the southern coastal states are idea. With rental properties you never want to be a property manager of your own property. You always hire a professional property manager to manage your property professionally. (#1) Wealth is built by annual increase of the real estate value of 3% to 5%. (#2) Wealth is built when the property manager researches comparisons rental rates and raises the rental property rates with your concurrences every couple of years or so. (#3) Wealth is built by harvesting equity tax free as you refinance your property every 5 to 7 years or so to buy your next property. (#4) An annual rental income should always be at least 5% of the total retail property value of the rental property as a baseline floor. And lastly, if you have to sell a property to upgrade the location you can still avoid “capital gain” taxes by reinvesting the money into a new property within a specified time set by the IRS. Wealth in the form of “1099” income is what build generational riches not easy quick “w-2” money. I once met a long time 40 year realtor nearing retirement in his eighties once. He was telling us about all the home he had personally bought and sold by “flipping” during his 40 years in real estate. And he also mentioned how he and his wife enjoyed and spent the money. I, who was just getting started in buying rental properties, asked him if rather than buying, flipping, and selling those homes if he would have bought rentals, and gradually worked his way up to buying apartment complexes during that 40 year time frame which one would have built the most wealth? He didn’t blink an eye. He quickly admitted buying and accumulating rental properties would have hands down built wealth faster over the long run. The key is (#1) patience and (#2) professional management. The $500 a month in profits you mentioned in Georgia from rental properties….Dr. Jerry Buss started out in college working and buying rental properties to until he had accumulated and expanded his real estate empire enough to buy the Los Angeles Lakers basketball team and the LA Forum Coliseum they played in for $67.5 million in 1979 as a real estate mogul.

@@dallasblanton have a close family relative living in McDonough, GA. There is more bang for the buck there than here in Alabama’s gulf coast. The demand for rentals are growing to the point Goldman Sachs, Chase Bank, and Black Rock are getting into buying up real estate for rentals. A combination of potential buyers not being able to qualify and those people coming in across our southern borders needing rental properties to stay. The government are paying some landlords up to twice the regular rental rates to house some of the illegals. The second largest property buyer for this new rental scheme is based in Toronto, Canada. I used to average 2 to 3 calls from all over the nation area code a week inquiring if I would be interested in selling my home for cash. I’ve only got one text inquire from a Canada area code. A rapid increase in the world population, open borders, limited property supply. Simple supply and demand.

@@dallasblanton then you are correct I am missing your point. I was gathering you were saying real estate rental properties were not very profitable at this time. Apparently that is not what you were saying at all. In that case I misunderstood your point as someone who started buying rental properties in north California 1981 during the beginning of the California real estate boom when mortgage interest rates were double digits. One thing I learned under those conditions is there are ways to use a slow real estate market to a buyers advantage. But apparently I missed your point completely. My mistake.

@dallasblanton I know I make 36 $ an hour... about the highest hourly rate at my company... and I still can't afford this. Thanks for being the beginning of the end. Ask for what can't be afford. Really just be the person that can only sell to the Ritch and just screw the poor. I don't blame you but just know you hate poor people.

Come to the Netherlands and you will understand. If cyclists would not have the same rights as motorized vehicles the casualty rate of cyclists would be so much higher. Dutch people almost all cycled in their lives so they understand the danger of a 3 ton SUV.
