I have recently inquired about renting a small laundromat in my area. I live in a small town, and there are not many laundromats in the city. The laundromat was successful and closed down due to vandalism. Some of the coin boxes are still on the machines, but some of them have been ripped off. I’ve already looked into getting new coin boxes, but I’m lost as to the of what I need to do to get it up and running. Do you offer consultations?

Does this laundromat size include the behind dryer space? I'm looking at a laundromat that's around 1400 sqft as measured with a lidar app on my iPhone. I also notice behind the left and right dryers wall there include 6' from the front of dryer to concrete wall wall and at least 5' .I'm thinking the laundromat is at least 1600 sqft of total space.

It’s not an exact science… if you feel it’s a good layout with a good machine mix a few hundred square feet shouldn’t be a deal breaker!

Also, as far as them raising the price. When they first opened, they had a special for I think it was a week so seeing the prices go up was because they had an opening special and it was over.

You know it hit me, you called in the video timing - you called it a store tour. How can you call it a store tour when you aren’t there. Oh my heavens. This guy is trying to come off as some sorta expert and he isn’t. An expert would have addressed a lot of business ie money aspects such as ROI over what period, what type of location to look forward, environmental issues to look at, permitting, parking numbers including required by law handicapping in fact all the handicap issues, cost of water, electricity, locality tax issues, business licensing, and hundreds of other concerns. Also,can you and your people speak Spanish or what other language is secondary to your area. Spanish state of California over to the Mississippi River Inc,using at least Texas. You need French and Cajun in Louisiana around that area. If Canada - French. They need to be able to speak English well and the secondary also well. Nothing pisses off people more than not being able to communicate. Or a business that moves into their area and they don’t have popular languages for the area. And if your attitude is they are in America, let them learn to speak English or go elsewhere - then I recommend don’t go into business. On that floor, it could be bleach, could be it’s Arizona - lots of red clay which becomes red mud. Could be a lot of people including ranch people, those around cattle, horses all day are in there all day. Do you know what comes out of end of cattle, sheep, goats, horses?? He says. “Strange this person complains and ….) then his voice fades off and skips over. Does he really talk about he doesn’t like the orange and blue coloring? Oh what a weirdo, is he a franchise reviewer or reviewer in general or a graphic design genius. Why would you need to wash your hands, if worried about your own laundry - use hand sanitizer. Or bring towelettes if worried about getting laundry product on you. So you call people who are traveling or live in RVs and need to wash clothes and bedding - riffraff%- nice guy isn’t he. Stay away from this guy, he can’t offer you any serious help. He jumped the gun on the coin changers not installed and it wasn’t until a few minutes before he realized it’s a card only. Doing card only protects the users in case someone wants to rob people. It keeps machines from being broken into and prevents out of order issues when they aren’t working. How can this guy portray himself as any kind of expert on franchises or anything else. And by the way, you just do a lot of assuming…. You assume there isn’t anyone on site, maybe there are and you aren’t there. Maybe if someone complained there wasn’t an attendant - they were out for lunch. And again, let me point out to folks interested in a franchise or this franchise - you are in charge of hiring attendants, hiring a cleaning person or attendants to do it. Also for keeping the machines in good working order, calling police to get rid of people who are on the grounds illegally. You decide on the location of the property, the parking in good order, and that product machines, lights, internet service, TVs etc are working. Even clearing of snow is all your responsibility - franchise or not. Then there is your banking, accounting, lawyer you need to decide on, also your taxes and keeping the paperwork in order and you need to worry about keeping all the local licenses in order. Your franchise will give you the - you need to have etc, but you have to research and hire. Might need to look at your personal life to make sure you don’t lose the franchise, how will you raise the money to buy or I should say pay on the franchise loan. But they usually want $50k up front. If they want like say $5-10k, you can’t bet they aren’t providing much help. You are paying for the name on a regular basis and they get that and the percentage of profits plus what other fees they have. Get a franchise lawyer not your family lawyer, or estate attorney, not a criminal - someone who is a proven franchise attorney or you may find yourself in a pickle you can’t get out of if trouble. You can bet they have one, no a team. But keep in mind, people traveling on the road might have a large amount to wash, or folks working on local ranches and living in tents ie migrant workers most likely will have a lot to wash, and even those living permanently might have a lot to wash due to the dusty red clay or mud. And if flooding, if smoke damaged from fires - most certainly will. They might have to be there washing and drying several hours. So someone rides by or comes in and does one load because their home washer etc is broke, they might decide they are camping out. What do they know and how, do they camp out there and watch the pattern of coming and going.

So he didn’t really go, just looked at on website. This guy is about as boring as the concrete floor. I won’t be back. If I want to look at something I will go to the website myself. Maybe this is a franchise review but you’d never know it. You have to physically go to one, write for a franchise package, try out the service and the do it yourself machines, hang out at a few, etc. But as a franchise review, you just need to know where you will put one and what your location is. The people hanging out depends on you the franchise owner and the people you hire. Also, this owner might be charging for people to park their RVs there. He doesn’t know, because he’s not there. Maybe they do run people off once or twice a day. Maybe that area is considered public and the police need to do so. But as mentioned elsewhere, it’s Arizona- lots of immigrants. Some are dropped off from farms and ranches to do their laundry and then picked back up. Or they are waiting to get a job when ranch and farm foremen come in looking for temp help. Like we have said, if you were there you might know. And I know a laundry at that’s been in place since 60s or older, in nice older neighborhood. It’s not run down, or bad area. Location is a big deal, who wants to sit in a dangerous place washing your clothes with drug dealers and criminals right out the door. And most of us couldn’t care less about the franchise … we want to know how do our clothes come out, are they over bleached, over starched, not clean, stains not removed. Is fabric softener in there when asked not to do. This guy is missing the whole point. He isn’t even smart enough to learn how to say the words. And I want a review of someone who takes laundry in and has it done. And does his own laundry there. Again he is talking about concrete in a place that might end up with leaks etc. Photos can’t tell you much. Fans are to keep you cool in,the hottest part. Maybe they don’t need coin boxes - you use card??? And they may have attendant who you pay and they give you a card. It’s also Arizona and with people traveling, they stay there for a while to rest. They do that in Walmart too. Let’s wrap this up. What wrap up- he didn’t even read the franchise agreement, or the documents they send you in package, he doesn’t know the price to franchise. And a franchise takes care of the advertising so the name is known, and it lists locations so you know when traveling where to stop. There are big reasons to franchise. And big ones not to do it like if you don’t follow rules and directions well, and if you want to do your own personal look and menu or services package. That won’t work with franchise because they want it to follow a standard they develop. And it can cause you to lose it. What a waste of time watching this! Guy first thing - get some enthusiasm in your voice and attitude. Second concentrate on what people want to hear. 3rd go there or don’t do reviews.
