However, I have concerns regarding the high development charges compared to other societies, including DHA, and the plot rates in comparison to West Marina (inclusive of all charges). Additionally, the market value of Al-Marina Sports City seems uncertain. I request the following considerations: Development Charges: Align these charges more closely with nearby real estate properties like Alraziq, Bismillah, Al-Qayoum, and Al-Rehman, rather than DHA. Payment Terms: Allow development charges to be paid in installments at the time of plot possession. Equitable Distribution: Ensure development charges are evenly distributed across all plot sizes, with differentiated rates for commercial plots if necessary. Refund Policy: Implement a feasible file refund policy. These adjustments could foster greater customer trust and ensure the sustainability of the Marina Sports City project. Without these changes, there is a risk of diminishing customer interest and incurring future losses. The goal should be to "Develop Trust Among Consumers" rather than "Lose Trust Among Customers."
