RE agents should want stable home prices and dropping prices more than anybody! Good news for sellers (higher prices) from 2020-23 led to a drop in the number of home sales that were sooo significant that RE Agents are now dropping like flies due to no income... Look at Case Shiller... Ppl can't afford homes anymore...

Great news! A 12% decline 2 years from peak is significant. During The Great Recession, according to FRED, The All-Transactions House Price Index for Maricopa County, AZ peaked in 2006 at $208,000. Two years later, 2008, prices were $174,000, a 16% drop. Prices dropped three more years until hitting bottom in 2011. For some reason FRED only goes back to 2016 for median prices so that’s why I’m using the all-transactions house price index.

Is it nice living where it's over 100 degrees every day for half the year? It seems like you would just get trapped inside an AC temp controlled building or car all day. Aren't electricity and water bills rather high for the average phx resident?

I live in Gilbert. Personally I hate it. Other people like it. From May till October I can’t open a window. Even at midnight it’s about 100 degrees in the summer. The AC runs constantly for 6 months. 24 hours a day, 7 days a week. On the flip side of that, I never use the heat. It’s beautiful here in the fall and winter. I wear shorts year round. Currently it hasn’t rained here in over 4 months and there’s no rain in the forecast. There’s also very little wind here. There’s no hurricanes, tornadoes, earthquakes, wildfires or floods. Homeowners insurance is cheap. Last year it was about $865. Taxes went down to $1570. I live alone in a 1700 square foot house and I have managed pay electric so the bill is the same every month and it’s $140. I keep the AC on 82 in the summer so the heat pump doesn’t catch fire from being overworked. My water/sewer/trash bill is $103 a month and that’s using 1000 gallons. Most of the bushes and trees died from the heat and I have rock landscaping and no pool. Hope all that helps.

I honestly don’t see any prices dropping. The houses which were sold for around 350k during pandemic for a rate of interest of 3% are for sale right now for 550k with a 7% interest. I’m talking about a 3 bed 2 bath small houses in Gilbert and Chandler area.

I was just looking at returning to Western Australia to the southwest sparsely populated little towns with prices for homes in the fukn million plus range, the BS stinks so bad down there, how is any young person ever going to work there way up to being a slave to a 90 year mortgage for a place to sleep and shower in the country?

fear a housing crash due to people buying homes above asking prices with little equity. If prices drop, affordability and potential foreclosures may arise, worsened by future layoffs and rising living costs. I want to invest more than $300k, but I'm not sure on how to mitigate risk.

Got it! Buying stocks during a recession when prices are down could be a good move. You might get them at a lower price and sell later when they go up. Just do your homework and be aware of the risks before diving in!

When people sell their house they have to go somewhere..the thought of selling current house with low interest rate and buying a house with an inflated price with a higher interest rate than they are currently paying pretty much kills incentive to sell

Prices in San Diego have increased by 3.9% instead of the normal 4+%. And when " real estate experts" describe Phoenix housing prices, the area is so big and it's all the same. So greater Phoenix is gigantic.. and don't think that Goodyear, Surprise, Scottsdale, Mesa,Tempe, Apache Junction, Glendale, half dozen others are not Phoenix, they are.. market is too big to use any single number.. So Cave Creek, Pinnacle Peak, Fountain Hills are all connected to Phoenix market

Turley/Hague/Morrison are espousing “expert” opinions that conveniently align with their own self-interests. Anyone claiming to “know” where interest rates are going is a red flag for BS. If you really knew for sure you wouldn’t be blathering to a reporter for an online article, you would be betting everything you own to take advantage and not talking to the public.

Depends on the buyer. If they need to sell first it could be an advantage (if trading up), a disadvantage (if trading down) or a wash. (Of course it also depends on segments one is trading in/out of b/c some segments have performed better than others) For those who don’t yet own it could be good if they can get financing and the higher mortgage interest rates don’t completely offset the reduced price

Perfect example of home sold price not reflecting the true “price” it sold for: my clients just bought a house from DR Horton. House was $500,000 beginning of this year. Builder dropped it down to $436,000. Paid $15,000 for backyard to be landscaped; paid the buyers $22,000 in closing costs, paid all of my commission $13,000 and bought the rate down to 4% for the entire 30 year term, that cost was $50,000. All that combined is an additional $100,000 basically off the sale price! But on paper looks like sold for $436,000 especially because it wasn’t on the MLS

I assume this was a move in ready spec home. In my observation the builders are sitting on inventory and willing to deal, but by throwing in things as you mention because it is undesirable to have the sale price number be lower as it reduces perceived value in ordering a new home from them, IMO. Looked at one like this, this week where the community rep said it was already dropped $108k, but that the house also has sat longer than anything in their inventory. It is still priced a bit above the “base” price of the same model, we will see what final price or concessions they give to move it.

@@sburns2421it was one a previous buyer was under contract on and canceled because of interest rates. That’s the biggest risk with building a house, you can’t lock the rate until the house is almost finished. Previous buyers walked away and lost their Ernest and all other deposits. But yes, quick move ins are where the deals are.

What a scam. I hope they like the house because if they go to sell it in the next year or two they will be cooked. Screw the fake 4% loan just take 50K off the price and I'll finance at the market rate. That's financial engineering I would refuse to play along with.

@@jonathantaylor6926no one should buy a house that’s planning to sell in a year or two. You shouldn’t buy unless you plan on staying for 7-10 years minimum. In a healthy normal market (we are not in one) houses only appreciate 3-5%. It costs about 10% to sell your home not included everything you spent on maintenance, interest on the loan, etc. But yes they love it, plan on staying there long and it’s the same payment they were paying for a 2 bedroom apartment for the last 4 years.

The supply crunch is getting insane. In California, it is beyond insane. So it makes sense to me that rents are going down, because some (many?) of the people who are refusing to sell are deciding to rent their place instead (even at a loss in some cases, I suspect). That's clearly creating a glut of places to rent (which regardless of what anyone says, does affect all other types of rentals too). And if orange leader follows through on dramatically tightening up the inflow of new bodies, the rent glut should keep growing for the next four years.

Good point. If you have to move and can swing it financially keeping your house with a 2.75% mortgage and renting it out could make sense. But I wonder what percentage of people can actually do that? Most people need that equity for a downpayment. 3 or 5% down when you are financing at 7% makes for a very expensive mortgage. I think very few people can buy a second house and put 20% down if they don't sell their former home.

There is a lot of money looking for a place to go to work. If something happens to make money holders think something bad will happen in the stock market or bond rates might fall we could see a lot of money wanting to be in mortgage-backed securities which would drop mortgage rates back to the more expected spread of 1.5% which would put us at 6%. If a lot of money wants to be in mortgages then maybe lower. If a lot of money wants to be in the 10 year bond then mortgages go lower. Kind of a lot of if's. However there is a kind of a lot of concern in economies of other countries. Many are wanting/needing to defend their currency and buying US bonds is the best reserve for them. Could be interesting. Most everyone is expecting 2025 to be exactly the same as now which yeah, nothing is pushing anything. But to me markets rarely stay put for that long.

As you say the money will chase where they see the returns. A rapid decline in stocks would see some percentage of wealth destroyed, but after the correction is perceived to be over that same money will see a buying opportunity. Unclear if the temporary place to park money is in mortgages, especially if home prices flatline or decrease.

The RE market is starting to turn. Prices are down in huge parts of Texas and Florida. We will see what happens but if this trend continues MBS investors will start to get worried about the collateral backing those loans. I think the 10 year/MBS spread could widen to 300 basis points or higher. Not sure where you stand politically but I think we can all agree the media is extremely biased and does not like Trump.. this will alter their reporting on the economy once he takes office. Consumer sentiment is powerful and if the media is telling people the economy is crap that will shift public opinion. The media has been promoting the "good" in the economy over the last few years and downplaying the bad. That will change next month.

Right now Bitcoin has alot of opportunities, much more than other financial instruments. I am glad I got into crypto when I did. With Bitcoin ETFs, from $17K to $45K that's the minimum range of profit return weekly regardless of how bad it gets on the economy

Just find out who the homeowner is by getting the address and looking them up in the countys clerk office and letting them know that your willing to buy the house without a realtor and hiring a lawyer way cheaper, just tell the lawyer you want a flat fee
