Thank you for the clarity on how the market is currently. Few buyers, more contractors, high interest rate. I gathered that this is the time to buy and we have more room to negotiate correct?
@donaldsakala20849 ай бұрын
Hi My question is addressed to Ibrahim. You stated the competitiveness in the market and emphasized the bidding wars. The highest bid wins. However what other strategies can you deploy to win even when you are not the highest bidder?

What is the ratio to look out for as regard holding cost.
@DoTheTalkPodcast11 ай бұрын
Holding cost is money you spent on your property holding on to it during rehab. I guess that is different from what you are asking for. I think you mean profit in terms of cash flow when you say holding cost, that depends on your strategy, property condition, location and many more

Resources: [ The team you may need in your corner] Real Estate Agent Whole seller Closing Company Real estate attorney Contractor/ specialist not general hand. They must be licensed and have insurance. Appraiser Property manager CPA: tax specialist Book keeper Lender Handyman Transaction coordinator Go to meet-ups, seminars.. go out and meet other real-estate investors. Yes you may meet some shady individuals but eventually you will get the right people. Be consistent it makes the process steady or equilibrium. Everyone needs somewhat a solution to a problem irregardless of experience and size. You must provide value.

You guys are doing a good job and I really appreciate you sharing your knowledge. I came to the US in 2016 and have been working in loss mitigation / mortgage industry. I am at a point of burnout and looking into real estate investing. Currently have two doors in Indianapolis but looking for help on how to leverage.

But if they’re not selling their house how can other buyers get their house
@DoTheTalkPodcast Жыл бұрын
Great question. One of the ways to go around that is the IRS tax law is called 1031 exchange, which can be used to buy the same or bigger size of real estate. That is better than selling out right. Of course, they can do whatever they want, but the idea of keeping your assets forever mean you can cash flow forever, do tax write-off forever, depreciate, and many more benefits forever.
