You weren't you looks pretty good overall but those are some things I probably would like covered. I just kicked American home shield to the curb

I dropped them when they kept sending kids who literally just took pictures sent it to there office to find out what they needed to do. Very very unqualified people. It was not always like that they always had professionals until 2 years ago. I will never go back to them.

The Number One reason to have an emergency fund for unexpected (and sometimes expected) expenses. I would not buy insurance for home or car repairs. Just think, if you don't have unexpected expenses (or few) you get to KEEP THE MONEY and spend it on what you need.

Just another scam business. They build these companies to get rich. Like most insurance companies the take your money but NEVER pay anything out. You are PAYING someone to NOT actually work. I view all insurance companies today as scammers.

They refused to cancel my contract, stating their resolution department is only available 9am-5pm "my time". They also charged me for months that had been paid for via the home purchase. They also refused any outside contractor. They ALSO are successfully submitting charges using expire card information without my having updated card info.

American Home Shield is the biggest scammer in America. I am going through hell with them to get them replace my dishwasher. I have been without a dishwasher for two long weeks waiting and waiting. I even reached out to their president named Cobb. He has not responded in days now. Our states’ Inspectors General are failing our consumers. Let us have a class action lawsuit against American Home Shield. We must drive them out of business because they are committing fraud against hundreds of thousands of consumers.

Be careful you get what you pay for. I was with first American for 18 years. A total racket! Seeing the experiences surveying this field the only conclusion is caveat emptor. It's cheap for a reason. There is great correlation between the cheap prices and the endless headaches dealing with home warranty services!

Buyer Beware!!!! We were informed at the closing of our new home that an AHW home warranty plan was included. Little did we know that: 1. We were paying $500 for it. 2. That the warranty didn't take effect until 30 days after closing. 3. How stupidly aggravating AHW policies and procedures are to deal with. 4. That all of the appliance repair companies in our area WILL NOT work directly with a home warranty company PERIOD. After the movers left and we were ready to cook some food in our new home, we realized that the front two burners of the gas cooktop did not work. So I called a repair company to come and look at it. They provided me with a quote. Not knowing about the 30 day wait period, I submitted the quote to AHW. They sent us an email claiming we were fraudulently filing a claim because the plan had not reached the 30 day wait period. It would have been one thing if they had explained to us that we had not followed proper procedures, and explained them to us. NO, they had the unmitigated gall to accuse us of fraud. Here's how their repair claim policy works, as I know it first-hand. First, wait 30 days after signing to file claim. If the appliance broke before the 30 day period has expired, the warranty will not cover repairs. Otherwise, you call AHW to request a repair, they register a claim, then they call an appliance repair company and request a service call. The repair company calls the customer to schedule a visit. The repair company comes to your home and accesses the problem and submits a quote to AHW. AHW then determines whether to authorize the repair. If they authorize the repair, they call the service company. The service company will in turn call the customer to schedule the repair. And if their schedule isn't booked weeks to months out, they will come to your home to make repairs. If you are lucky and have an appliance repair company that will work directly with AHW, the work SHOULD be covered under the plan. Otherwise, you will have to pay the service company and then submit the invoice to AHW for reimbursement. If AHW's reimbursement procedure is anything like the rest of the company, you might see a reimbursement in a year. Don't know that for certain. Now with that, let's say your freezer suddenly quits, and then the refrigerator section quits as well. Ours did just that a week ago. With all the back and forth dealing with AHW and service companies that refused to work with AHW directly, we lost all of the frozen foods, as well as most of the food in the frig. Hundreds of dollars in the trash. True, this happened. So, having had enough of AHW I called them demanding an immediate and full refund due to their services not meeting our needs or expectations. They said a refund was not possible because the plan had been paid by our escrow. But all of this is succinctly explained in the 21 pages of legalese in the Home Warranty Plan. It is a lot less painful to just bang your head against a cement wall. Before you sign up for a Home Warranty Plan, be damn sure you know what you are paying for, the policies and procedures contained within, and most importantly if appliance repair companies, in your area, work directly with warranty companies. My honest advice? Stay away from AHW.

The service has changed DRASTICALLY along with the fees and deductible that has went up, since I purchased my home 2017. Second to last service call-The contractor you’ll sent wanted more money because he fixed the wrong thing and had to come back then broke something and was mad he had to replace it. The last service call WAS NOT REIMBURSED because there was no good explanation of this new process!!! Very, very, very disappointed!!!
