does being forced to pay property taxes on your home mean you don't actually own your home? since if you own something why would you have to pay someone to own it, isn't that called renting?

Yeah. Took me a whole month to get my hot water heater replaced. In the middle of winter. Congress needs to get involved. Even then ,I had to pay about 400 dollars extra for parts they did not cover.

I have Choice Home Warranty on my house and have had 2 very bad experiences. First, Our refrigerator went bad and had to be replaced. CHW authorized a replacement but, the way their policy is written, they can give you practically any amount that they want to give you. We received a check for a little over $900. but a replacement refrigerator was about $2500. They did the same thing with my built-in microwave oven which quit on us. CHW said it could not be repaired and offered us a little over $650 whereas a new one cost about $2000. In both cases, I had to spend over $1000 of my own cash! I asked "where did you come up with that amount?" I was told that "the committee" evaluated it but would not allow me to speak to a member of "the committee". Their definition of replace/replacement states "we are responsible only for replacement equipment of similar features, capacity, and efficiency but not for matching dimensions, brand, or color. They can't lose with that definition and can offer you almost any price they want. I had both reviewed by a case manager and they refused to increase the amount on either one. You almost have to have a lawyer review their policies before buying. I am not a fan of Choice Home Warranty and would not recommend them.

Total scam, I confirm

This company is ran by scammers I would not recommend using them. They are a total rip off every time I call to get something done I talk to someone that’s in India or Africa that can’t speak English and they don’t get anything fixed.

I guess this is coming up in my recommendations because I googled American Homeshield's website to file the claim for my microwave. My experience with AHS has been amazing. Our AC went out a couple years ago and they replaced the entire system including ductwork that was put in wrong. Just a month ago, our furnace stopped working and they got a service company to come out and within a week it was fixed before the cold weather hit. Now, our microwave just died so i filled a claim a few days ago and we have appointment already set up with a technician to come out next week. I don't understand why others are having issues and we aren't but we're very thankful for American Homeshield. Again, this is my experience.

They use companies that has very low ratings, worthless!

Wow now I'm learning that you need to come on KZbin and watch the reviews of these companies before you choose one. Literally the first story post of a customer you posted is my story. Not with the washer and dryer full with my faucet sink I've literally been waiting 3 weeks on an order for a new hose and a new handle for them to come finally after 3 and 1/2 Weeks replace the hose but put the old handle back on and now I'm going through all this trouble to get them back out to be told that the company that service that can decide that it doesn't need to be replaced all the sudden. I had this company many years ago and they used to be excellent Home Shield is in the toilet as a company in the companies they work with are no good as well. I've had three service calls and only one can I say ended up being successful the other two have been an absolute nightmare the people that they sent to do the job nightmares. And today for the first time after 2 and a half years cuz we still have three more months to go with this company are we being told they do not replace anything they will only fix it. And they're okay sending them out over and over and over again knowing that they don't care whether they actually fix your issue or not. Do not go with this company Home Shield is not a company that you want to give your money to. Even the people that they sent to fix issues tell me abd my husband that none of these insurance companies are good and we have the worst one. When I added all the sub me and my husband could have just saved the money up in savings and not gone through all this headache for the few things we've needed to be done we could have paid it easily and got help right away.

American Home Shield wouldn’t cover my pool because I didn’t tell them it was ‘in ground’. Except, I don’t have an in ground issue. Then they said; I failed to tell them it was a salt pool. Then they said, your heater wasn’t constructed properly. I have two commercial grade televisions outside. I’m going through the same thing over again.

Find the AHS plan that covers what you are worried about, then setup a savings account with automatic transfer for the amount that they would have been charging.

Why do people continue to cite the BBB? They're really a level below Yelp! Bad reviews can be removed for a "fee". They have no tort power. They exist just to field rage.

These low life companies want you to purchase their policies they don't want to fix anything.

The Number One reason to have an emergency fund for unexpected (and sometimes expected) expenses. I would not buy insurance for home or car repairs. Just think, if you don't have unexpected expenses (or few) you get to KEEP THE MONEY and spend it on what you need.

Just another scam business. They build these companies to get rich. Like most insurance companies the take your money but NEVER pay anything out. You are PAYING someone to NOT actually work. I view all insurance companies today as scammers.

They refused to cancel my contract, stating their resolution department is only available 9am-5pm "my time". They also charged me for months that had been paid for via the home purchase. They also refused any outside contractor. They ALSO are successfully submitting charges using expire card information without my having updated card info.

Do not get this insurance they are a scam I had them for almost a year and I called twice and every time it’s an excuse why they can’t cover you. Please stay away!

American Home Shield is the biggest scammer in America. I am going through hell with them to get them replace my dishwasher. I have been without a dishwasher for two long weeks waiting and waiting. I even reached out to their president named Cobb. He has not responded in days now. Our states’ Inspectors General are failing our consumers. Let us have a class action lawsuit against American Home Shield. We must drive them out of business because they are committing fraud against hundreds of thousands of consumers.

Be careful you get what you pay for. I was with first American for 18 years. A total racket! Seeing the experiences surveying this field the only conclusion is caveat emptor. It's cheap for a reason. There is great correlation between the cheap prices and the endless headaches dealing with home warranty services!
