Shopping on Union street most of the businesses have closed even before 2020 that not a place to go shopping, and the city has so many luxury places just sitting empty

Have you been to Union St lately? It’s verrrrry busy on weekends. Same with chesnut and Fillmore. Yes, some store fronts have closed. A substantial majority remain open. City wide retail vacancy is less than 10%. Even in the hardest hit area of union sq it’s 22% ish. So almost 80% remain open there and over 90% city wide.

As someone who regularly visits and recently spent a few weeks in the better part of SF, I can honestly say any improvement and investment is overdue and welcome. I didn’t feel safe and I was very concerned about being mugged. Homeless people shooting up in broad daylight well far away from the bad part of the city, the issue seems to be spreading to further areas rapidly. Get some more revenue generated and improve the housing issues.

Are you kidding me? People are moving out of SF and there are May available condos for lease. The empty office building are in need of business to fill. The reality is SF is dying and many of these project will never be built.

Sf had a net influx of people last year. And it will again when stats come out for this year. 3 projects have already broken ground, and will be completed. Two tbd.

I think that it would make more sense to create larger home spaces which could be coop’s in order to utilize shared facilities yet also provide more comfort for the residents. Hostel/pod living would be rough!

Ok, great. Here's the problem though: I was a child in SF in the 50's. I walked to school and everywhere else. Can't do that now. Too dangerous. And, unfortunately, the gay community feels they have the right to sexually harass straight men. I bought and investment condo. I'd come into SF to manage, rent, what have you. The constant stalking and harassment never stopped. It was always happening. It was impossible to go to a store, have coffee or walk down the street of Pacific Heights alone. Impossible. What a shame. At least AIDS is under control. A real shame.

I’m sure the gays fawn alllll over you. I actually live here and walk all over the city every week. Some areas I absolutely wouldn’t recommend it. Vast majority of the city is perfectly fine.

I love this informational post to show the vision of new housing in San Francisco. Thank you. It is wonderful to see all the vibrant projects although I am worried that San Francisco has lost some of it's quirky charm. Will any of these have a walk-able community that would contain grocery, restaurants, pubs, cafes, drug stores, etc. similar to the established neighborhoods?

Potrero Power and Candlestick will be brand new with all of that stuff. The ones on California in Laurel Heights are very close to Laurel Village and Sacramento St shops and food. Garage condos near Union st.

None of this is actually happening. People and businesses are leaving, and that will increase as crime continues to rise, cost living prices accelerate to unsustainable levels, housing becomes even more unaffordable and unattainable to regular working people. San Francisco and the Bay Area have become neo-feudalistic, with a small rich techie elite and vast poverty and paycheck to paycheck living workers.

Crime is down YoY We’ve had 1.5m sq ft of office space leased by open AI, Anthropic and Scale alone Leasing activity is higher today than 2019 Office vacanacy growth rate is 0.3% last quarter 3 of these projects are currently in construction, 2 in planning. SF had a net influx of residents last year So….all of this is actually happening.

@ The reporting of crime is down, not actual crime. No one is reporting crime , if the police are going to do anything about it, and DA’s are going to prosecute, and the judges will just play catch and release. As for your net influx, how many were families? How many were middle or working class in particular? I’m sure singles and the wealthy can afford to pay the rents and housing prices, but those living paycheck to paycheck, which is the vast majority of people, are not flocking to the Bay Area, as they cannot afford it.

@@ivandragomiloff2356 Purely guesswork. You have zero data about crime reporting, or levels of unreported crime. The real world deals in actual data. I don't have demographic data on their status -- you'll need to wait for the 2030 census for that. But you can google the population change from 2022 to 2023. There is a housing shortage here, and you are correct it is expensive for many to afford and people aren't living as adequately as one would like.

@ The data results are not guesswork, and the recent election proves that. Why would people vote out London Breed if the city was doing great? Why they recall the Mayor Thao and DA Price in Oakland and Alameda County. Why would prop 36 win with 70 percent of the vote? That is not guess work, that is reality. Real working people can see that, while people that live in privileged areas can’t. They don’t have to live in the day to day reality and can escape to their high end condos and homes. As for AI being a panacea for growth…AI is there to replace jobs in the end. It’s pure automation. It will not require jobs for the lower or middle classes, only for the already wealthy techies.

Potrero and Candlestick will have thousands of below market rate housing. Not sure what non-tech work you’re referring to and rough salary. But if you make under $110k you’d likely be eligible for at least some of it there.

@@austinklar $110K is still low for SF. I know a couple with 3 kids. The wife makes $109 no profit. He husband makes more than her in government. But they don’t qualify if the $110k is the limit. They have to pay for the oldest child college tuition on their own. No grants or scholarships. The have to pay for the other two kids extended care which is over $1K per month. Plus summing lessons, Kumon. They barely making it every year. Trump put $10K limit on SALT, they ended paying more income trades every year for the past 8 years plus their current property taxes are increasing every year. Plus inflation. That is not how we live life.

Despite its current condition, it's still my favorite place. I'm ready to move! I know the neighborhood I want to be in, and now I have found the guy I want to be in a relationship with (hint, you, really cute. Haha). Everything you say about SF is spot on, in my opinion, an what I think is really important is the day to day expenses. I visit twice a year and spend more in one week doing nothing then I would spend on a two week all inclusive vacation to the tropics including airfare.

There are some areas in SF I’d steer clear of, but most of it is still beautiful, safe, clean, and an all around great place to live. And I think the city is turning a corner and correcting in the right direction with crime down YoY, and CRE vacancy growth rate near 0% (aka peaked). What neighborhood do you have your eye on?

I really appreciate your channel! It is so refreshing to hear positive news about my city. I am an IBEW LU6 electrician who still lives in the City and am very excited to work on some of these upcoming projects. It isn’t only good for the housing crisis, developers and city at large. These projects feed many tradespeople’s families and provide great wages and benefit packages. Stay strong SF!

Laurel Heights is not the most expensive area in S.F. It's more like Upper Pacific Heights, Presidio Heights, Seacliff, Upper Nob Hill, and the Marina area by Marina Blvd are the most expensive homes in S.F. I'm interested in the new developments you mentioned at the medical campus by Laurel Heights. Are you referring to California Pacific Medical Center on California Street is that where the new development will be in that location? LMK Ty!

@@michelleh9584hoping to break ground next year. No specific timeline for completion yet. Imagine it will be several years for project that size. Meetings on it with SF planning as late as October of this year. Will def update with more specific timelines when we know more. Have a good night to you as well!

This project 3:48 does not appear “luxury” and does not suit standards for San Francisco; the look is “premium” but yes throw around the word, “luxury”. The looks of it says it could be anywhere - Omaha or Columbus, Ohio.. Also, you are mixing up two projects in Laurel Heights - one where the Mid Century masterpiece, former Fireman’s Fund Bldg, another further out on California St. Neither of these projects add to the livability to their areas. Both need to be scaled back. Also, again the look and design (boxy premium) is not up to standards. The design should surpass standards for the area and elevate San Francisco. It’s unfortunate these boxy developments will be of a certain time in San Francisco, appearing dull with zero imagination, now and in the future. And as a resident, the prospect of retail along California Street from Presidio Avenue to Laurel will not fly. I’ve seen the renderings. The designer/architect has no clue what retail should be as evidenced by similar projects in the city with empty retail. It’s as if they did not even ask what it should look like. I see blank retail with a fedex store thrown in. I wonder where these developers and architects get inspiration…. San Francisco deserves better world class design.

Based on the title of this video I was expecting to hear about projects completing construction in 2025. 3 of the 5 projects mentioned haven't even broken ground and may never get started. 😟 Would love to see more videos for projects that are actually under construction!

The more affordable projects are not the newest, however...that would be the Shipyard, mostly by Lennar Homes...if u work in tech and are married, and have decent credit, you should qualify, but the Shipyard homes living spaces are smaller by comparison, but you have to start somewhere, so think outside the middle class media babble...none of the projects, he discusses, are attractive for first time buyers, but he might discuss those in a separate installment

Wow .. I was driving past that power station just yesterday and wondered how the heck they were going to build around a power station .. didnt know it is not a functioning facility. I drove past what i thought was an abandoned warehouse but it turned out to be an indoor sports facility that was wrapped in the preserved remnants of the previous warehouse.
