I've been at this since 1987. I started with per-room or area pricing and let's just say it didn't go well. I read an article in Cleanfax mid-90s about sq. ft. pricing and decided I had nothing to lose and a lot to gain. My instinct was correct. Periodically I raise my basic minimum rate, but I work on an adjustable "sliding" sq. ft. scale. I have a bare minimum of 125. for those in my immediate area and I live in a small town. If I'm traveling out 25 miles or more my minimum now is 150. but if it gets even further out I will tack more on even for a 1 room job. My time is as valuable as my gas and other expenses. If I'm doing a place that has dog urine or furniture moving my price "slides" up according to the difficulty and the time I know it will take to do the job right. This works well for me and I will continue this until I retire. One price NEVER fits all in carpet cleaning or other services we might offer such as upholstery, tile & grout, etc. Most customers understand and I rarely lose a job over my prices.

Youll give a minium charge but not a prices. Nuts.!!! You are loosing awhole section of people who only book on line. Not only that they prepay to book an appointment at the time. Just giving you some suggestions having been in the business 40 years be open to change. It will benefit you $$$$$ how do i know. I was you at one. Point. Increased my business 100000 a year. Just be open for ideas.

Hi iam from Singapore, i have follow your tips in carpet and sofa cleaning, but it seems to het customer here in Singapore, iam quoting 3 seater sofa for $150 sing dollars, but people here says its expensive to clean 3 seater for $150, For area rug we are quoting at $2 per sqft and seems difficult to get a rug cleaning in a week. Pls advise

Great advice I have a similar story and where I left a stable government job and went straight into carpet cleaning full-time. It was scary, but I had all my ducks aligned in a row before I left my other full-time job and thank God it worked out for me been in the business two years full-time now Looking back it was the best decision I could’ve made given my current situation so glad I did it. I can’t ever see myself working for anybody ever again.

Hi Dan, thank you so much for answering my question and taking the time to make the video! I love everything you said and you’re positive can do attitude! As you suggested in a previous video, I started implementing giving spotter bottles with my company logo, phone number on them about six months ago, thought that was a great idea!

How did you go from owner operator to getting off the truck and having employees? I am currently an owner/operator been in business 2 years it’s going good would like to have employees doing the carpet cleaning to free up some of my time to work on the business. Any advice is appreciated! By the way, I have really enjoyed all your videos learned some great things, and have implemented a few of those in my own business over the last two years. Thank you!

I havent found your video on how you make the spotter bottles. I really like this idea and I would like to do it. Where do I start? Some Questions: Where do you have your labels made? Did you just copy a safety warning to put on the bottle? Is the Solution/chem you use already made or do you mix your own solution from concentrate and if so what's the shelf life?

With all due respect, I can’t respect this type of content, I don’t believe you are being as truthful as you can be. You yourself clearly have to pay for google ads, and possibly leads , and do cold calls etc. and built your business from the ground up and you’re over here telling these poor people who believe you to waste their time handing out business cards and magnets. When was the last time you paid $200+ straight off a business card… you google “best carpet cleaners near me”. I respect the enthusiasm and the production quality and etc. But I just don’t feel like you’re being real dude.

I price per room because I can’t do estates and ppl don’t want to get a price when I show up . It’s a pain in the ass to measure around furniture . I charge the same room price for all the rooms unless it’s a big living room . Stairs are the same as a room . I averaged the sq foot price by the room price . It works for me it’s supper easy to give a price over the phone . I rarely get fucked over on my pricing .

Every job is different. Most carpet cleaning companies do gimmicks pricing because of this. The only true way to price is looking at the job. What you really need is to find someone you trust. Price by room they will limit room size,halls and closet count as room, L shaped room counts as 2 rooms,extra to vacuum,extra to move furniture,extra for spot removal,etc. . There is also a big difference between maintenance cleaning and corrective cleaning.

Great video! Dan I have served in the military for the past twelve years. I am actually doing the same thing you did by starting my carpet business. I separate the army in October so I have about seven months remaining of my contract. I have been educating myself, creating my brand, website, marketing tools, and I am in the process of purchasing a portable. I wish that I heard this 52 years ago when I started my business. I find that when homeowners ask for a price, what they want is a price range rather than an exact quote. I simply tell them my minimum, the average price that I have charged recently. PS: If they called because of a reference, you can usually get a better price than from a cold caller.

Go hand out those spotter bottles at self serve car wash, or the free vacuum section at the big carwash. If the car is dirty that's getting tracked in house.
