This is called sensitivity analysis. Mark Ratterman wrote a great book years ago about this.

Appraisers have grown too arrogant. Just had two appraisers value a residential property. The differences in their adjustments were so big it would make your head spin. There were even inconsistencies within their own reports, but they can’t be bothered with questions. They won’t even take your calls even tho you are the client and are paying them for their service. And you are right, “I have years of experience” is not a valid answer at all.

Seems like you all are just trying to say "in a nice way", but annoyingly so, that we need to make sure to show how we came up with our adjustments. You don't really help, you are only harping. This and many other you tube videos are always negatively stating your cases trying to make us understand why your underwriters continue to send revisions, even if we explain it sooooo well, that anyone would understand it, but still get them. Way to go John. You tell us about what we HAVE TO DO to support our adjustments. I explain market analysis and what I do to derive with/to my values and how I adjust, but it seems never good enough, even when I write THOUROUGHLY to try to explain. Experience is HUGE!!! You did make us mad. Most appraisers understand they need to continue to learn new things, there are always new circumstances, always changing markets, and we all know we need to learn new techniques and revise old, but we don't need to be told by a new employee of Class Appraisal, how to do our jobs. We should get a lot of respect and not disrespect as we seem to get so often.

Is there counties that the desktop appraisals work better in? For example, are areas that had heavy damage from recent hurricanes and flooding in Florida being restricted for Desktop appraisals?

Wrong. At 17.14: The 1004 form clearly states basement and finished rooms “below grade.”

Nope. (It's a 4-letter word any appraiser must use with Class Valuation often).

FYI - interagency guidelines require the lender/client AMC provide the fully executed sales contract to the appraiser, this is put in place to avoid fraud and misunderstanings between the client and appraiser, if not, this is a Hard Stop, so make sure you provide THE MOST RECENT the fully executed sales contract PLUS ANY ADDENDUMS to the appraiser to avoid delays.

Class has always paid 33% less than the industry norm. Then bought out my AMC of years reduced my fee for 2 jobs and then completely ignored me. "Nothing will change, happy to have you". Thats what they said while reducing my income by 25%. Real Classy!
