@@ThatAhmedKhan no problem! I have one question/commentary. When looking at the original strategy and the proposed strategy and than the pros and cons. Do you also look at the time it costs you when you refurb the property. I mean when you refurb the property it takes you on average 6-9 months. That is potential a void, that you can not rent it out, in opposite of buying and renting it out almost instantly. Btw now at 1h 45m and it is so detailed, it is insane, I love the depth of it!

If we sum both models considering this 2 variables, they end up giving similar cost. Ahmed, thank you for the incredible free course-it’s detailed and extremely helpful. I watched it some time ago, and now I’m revisiting it as I plan to buy my first property using your system. I’ve noticed that simply relocating the kitchen is often much easier, but it does limit the number of suitable properties with that layout. Do you find that adding walls significantly delays the approval process with the council? It seems there are far more properties where splitting the living room to create an additional bedroom would work also.

The issue is that everyone has this idea in London to flip a 1 bed flat into a 2 bed its way too competitive to do this now all developers have a monopoly on this and they're all tapped in. So much so that the price difference between properties in need of renovations and the finished renovated property doesn't justify the incurred costs of doing this.

One issue with your logic is leasehold has many unforeseen risk. For example as the lease decreases so does the value of the fiat and also the freeholder can hit you with large bills for major works etc.
