It depends if you have wall space . Electrolux 67# is my favorite!! The door is 3 feet wide and dryer reverses to keep stuff from balling up and not dring. We have 17 in one store and people love them

Recently did some partial upgrades to my laundromat. I’ve added 2 60 lbs washers and 2 75 lbs dryers. Best investment I’ve made so far. You’re right, people/customers love using big machines and I charge more for big machines!

@@sunnygill1087 well here is a tip. #1 don’t overload your mat with small washers. I’ve reduced my small washers count and increased my largest washers count. I have 2X 100 lbs 2X 80 lbs, 3X 60lbs and 2X 40 lbs. these news with 200 gforce QT we’re roughly $135K

Yeah it is hard to find a coin laundry with large dryers. All the traditional ones all basically have the 30lb single dryers and some have few 30lb stack dryers.

To be honest I really would like to wait before I upgrade my washer & dryer for the house. But I would to have a custom made laundromat style vaporwave washer dryer set. So that's where I'm at regarding a washer dryer

What resources did you use or do you prefer for your financial projections? Did you just create p&l, derive gp , roi and EBIT? Or is there a better resource for developing pro forms projections? I did the simple P & L statement. Dealers can run demographic reports to help you for free. Look for one next to my three favorite, McDonald's, Auto Parts Store and a Dollar General (or equivalent). That is usally your best customer base. I got lucky and two of my laundromats were so cheap. Plus next to those businesses. My 1st place i paid $70,000 for building and laundromat business. Plus building has two other rental units. So even if my laundromat failed. Building alone appraised for $210,000 day one. So my big advice is fine location owners done. Laundromats are work but can be very manageable if run right. Some owners make it hard on themselves. Over paying for a business is usually main cause of failure.

I use small o ring picks. I get them from horror freight. Or push the remaining key in lock and try to turn. Then take lock out of cover.

Sorry been working all day. The kill switch should pop out like the door switch. Rock it back and forth. Has tabs that hold it in. I have just reached in lint drawer to do it. But i plug in new one as i go. If wires slip they go behind. Then you get the fun way. Take the drum out.

WATER question - I've seen in a past video how you have that blue scaletron stick to treat the water. People I've spoken to in the laundry business seem to think it is of limited effectiveness, but maybe they are just trying to sell me a more expensive thing. I am working on assembling a smaller laundromat, probably 10 washers and 10 dryers, and was thinking of installing a salt pellet water softener because we have hard water here. I'm not sure it is worth the cost and extra work, my first estimate for one was $7700. What do you think?

My dealer doesnt install softners in any mats. Even their mats. As for the blue stick. I have no water scaling on any machines and my seals and door gasket hold up better. My other 2 locations i notice scaling and hard water stains. They will being the stick added. Or a similar product. Soft water in laundromats is tough call. You will have soap running out the machines. I did at one place had to shut off softner. Havent install the blue stick there yet. But planning on it.

Biggest dryer u can get just fun fact is a 1,000lb dryer from consolidated laundry machines. Get those then everyone can dry together lol 😂

How would you put a value on a laundromat that has the real-estate included? The ROI would change with no lease, and so would the money invested.

Two parts, one what it the real estate worth by itself. Not as a laundromat. Commerical building appraisal. Then 3 or 4 years times net income of laundromat. Maybe 5 times. Thats a personal preference for buyers. What kind of return your looking for. See some people will over pay and only get 2% on their money. Others wait and have patience get 10 or 20% returns. My 1st mat i got 100% roi.

​@@FollowingKeenan Thanks for the reply. I'm waiting. Its hard to find a good laundromat with the real estate. I found a money maker in Tx. a couple weeks ago, It near a toxic waste area. The other I just looked at in Tn. has a multitude of conflicting stories on the income. Plus a illegal 1 bed 1 bath apt that can only be used for a person who is taking care of the laundromat. And the listing agent......well lets just say he's a mess. The owner apparently not reporting the income.
