The Kyo-machiya townhouse that I bought in Dec 2021 is still under renovation in Feb 2022... Lots have been done since last summer but still doesn't feel like the renovation could be completed in another month. Getting the renovation done within the fiscal year (before April) is very important in receiving renovation subsidies from the city, so fingers crossed for some substantial progress in this last month.

Hang in there, it's never easy to refurbish an old iconic building, but when it's finished, it will be worthwhile the time spent!

I'm constantly living under the fear of hidden cost for the past year 😂 prices escalated for everything.

Thanks for the upload. Don't be disheartened by the slow progress...that means the builders are doing a really good job. The wait will be worth it. Btw your english is so good...you don't need subtitles...

I really hope so 😂 I can't really judge if the builders are good or not until the house is finished.... Thank you the subtitles are for the viewers (I think videos with subtitles get a better retention rate?).

It may look like not much progress has been made, but solving the structural issues is fundamental to securing the machiya.using mechanical fasteners (the bolts through the beams) is probably a sound engineering decision given how you want the floor plan, but I hope the cut off the exposed bolts. I think a lot of progress will be made in the next month, so I hope you can upload weekly to show what is happening!

Yes I think more than 2/3 of the renovation work is not really visually appealing (although very important of course). Hope the remaining 1/3 will make the wait worth while! I'll try my best to give updates!

Good to see you again - that camera is quite good. DJI are genius. with such a small space - I'm not sure people would appreciate how hard it is to renovated a house inside a house. at some stage they have to stop using the house as the workshop. and its not like you can do that on the street or back yard like you can in USA or AUS.

Thank you. DJI def make video filming a lot easier. Agree on the lack of space for the renovation work... stand-alone houses with big chunk of land would be much easier.

You can stop paying them but that isn’t always the best option one house I redid I owed the contractor 10K and made him wait,wouldn’t take his calls and let me tell ya that definitely got his attention after that I would set them goals get the bathrooms done I pay you get the walls done ,ect. Then I pay you keeps them on track but it is a delicate balance it takes time a year when I built the home I’m in now and that was 4 years ago Not in a pandemic with supply chain issues so be patient but firm and I think those windows are double Pane and insulated, happy for ya Bro lookin good!!

Thank you for the tips! These kind of slightly aggressive measures become a bit difficult since the architect is my colleague from before...building a house by asking someone you know may not be the best option (even if the house turns out great in the end) since there is this bond that you don't want to break.

I'm excited to see it coming together. Can't wait to see the "after" video! I've got a couple of questions for you, if you have time. First did you hear about the kominka conference happening in Kyoto in April? I'm attending and it would be awesome if you did as well! Second, could you give me the details of what was done to the floors? Currently, my house has loose hardwood with cracks in between and no insulation. One of my main projects this year is getting that in order. Also, about the walls -- what means have you used that aren't the traditional mud style? Thank you so much, looking forward to your next update!

Thank you! Yes of course I am aware of the Kominka conference in April. It's such a big event with professionals from different fields. Would love to go but April is probably when I'm going to be busy moving & settling into the new house... Thanks for sharing the update! The new flooring looks great. Will you stain it dark or keep it light? At the very end of the video, you show your roof. Is that you neighbor's window on the right (partially covered by your roof)? Thanks again.

The flooring will stay light while the pillars & beams will be painted dark. Yes that is the neighbor's window at the end. Wonder why they wanted that window even though that house was built later than my house.

Really enjoying the videos youve been posting on your progress. With the washi that you are planning on putting over the drywall, is it a special kind of washi for this use and how do they attach it(glue, paste)?

Thank you! Most washi can be used on these plaster walls, but there are several companies that specializes on washi wall papers. I think they do use special glue for this but no idea what kind of glue...

1 month left? With the amount of work left I would be surprised if they finish but who knows - maybe they did a lot of prep work necessary.

I know it doesn't seem like it'll finish soon... a lot of time was spent on the structure & roof. Even so a renovation of this scale really shouldn't take more than 5-6 month.

Is the house designed strong enough to withstand earthquakes?

Good question. It will not be strong like the other new build RC homes, but definitely stronger than its original state. There are too many scenarios regarding earthquakes in Japan and you cannot really be completely prepared for it...
