I would go with a top of the range Devolo Plug Broadband Over Mains Adapters will let you use the Mains wiring to carry your broadband so you don't need CAT 5E or CAT 6E except for the patch cables that connect the Master plug into your Cable Router and the Slave plug that goes to your computer, providing that the walls are fully screened to prevent interference leaving your house.

Great vid; thanks so much for making it. Helps me see I can definitely have 10G setup in my house. I am in a very similar boat to you with the new build. I requested CAT 6 in my house, but due to an oversight on my part, the AT&T fiber run and jack coming into the home doesn't go through the garage (where it was expected) instead it has to be wired up to a CAT 5 (hopefully e?) phone port next to it on the wall in the bedroom, so I am stuck with a small CAT 5 run coming out of my BGW modem :(. Good news is thanks to your informative video I should be ok when I want to upgrade past 1G. I've got a Unifi UDR instead of a Dream Machine Pro, which is great for what I need right now. Once I migrate my switches to 10G it may be time to get something like what you've got with a Dream Machine Pro and some APs! Side question: how did you fare configuring your modem to be a bridge to your UDM? I've heard there's issues with it but I think those may have been corrected in a firmware update. Currently running my UDR in a janky AP-mode setup, but hoping to make it be the actual router at some point. Thanks again!

Makes me think about my next home and whether I can get the best internet speeds. Might be A huge selling point too how close I am to servers. Usually for gaming latency mostly..

I once heard of a man who got a 10Gbase-T working on a 70ft cat5e run. EDIT: if you really wanted to, you could replace all of the cat5e runs buy fastening cat6/6a/7 cable to the end of the existing cable (assuming you've already removed the wall plates) tugging on one end, and providing slack on the other. EDIT2: Every splice/coupling reduces your signal strength.

No can do man. They've "stapled" the cable wire to frame. The only way to run a Cat6 cable is to go into the attic and pulling it. That's not the problem though. The real problem is trying to thread the cable down the wall especially on the exterior walls which has those fire breaks in the exterior walls that require you to drill through to thread anything through.
