Definitely agree with not being too far from the parks! We rented in Horizon West for 2 years & ended up buying in Clermont last year but regret it and are looking to move back! Being 45 min. from the parks vs. 10 or 15 absolutely makes a difference. Welcome to FL! 😊

We went through all of these aspects when we purchased. West of Disney World, alligator free pool, west facing front, east facing rear, south facing side (for solar), direct line of sight to Disney World fireworks, no HOA. We wanted a bit more privacy and bought a large lot. Great advice!

Great list. I would add. Do not waive the appraisal. Get recommendations for an HVAC maintenance and pest control contracts. HVAC gives you priority if it goes out and the bugs down here are not to be trifled with

Ugh, the two mile distance. Same here in Texas. We are 1.998 miles from my little man's school so we pay a fortune for him to take the bus. And the dreaded HOA. Couldn't be worse than here. I'm looking forward to moving to the area, but finding it overwhelming trying to decide on an area. School systems are wreaking havoc on my life. I couldn't live w/o a pool

Ahhh, the way the home faces is SO IMPORTANT. Mine in HouTX, which is currently hotter than the hinges of he.., is north/south. My pool is already 96 degrees and it isn't even mid June. I'm enjoying watching y'all's journey!
