Nah , $7000/sqm ??? I would rather buy a villa in Houston, Austin, Texas for only $1700 to $2000 per sqm . Or a luxurious condo in Manila for only $3000/sqm

Pro Tip: Don’t buy condos in Bangkok. After a few years they become notoriously hard to sell on at the market rate.

@@dongshengdi773 That's your prerogative, BUD. You're looking at UPSCALE apartments close to city centers in Thailand. If you think living in Texas is ANY way equivalent, you're not just narrow minded zionist who is LACKING CULTURE. Additionally, you can spend all that money to live in a backwards ass state while your cost of living are sky high and your purchasing power is not remotely comparable. Lastly, NO ONE GIVES A DAMN that you want to live in the states, expand your little world or cope harder.

I brought a condo unit in the very first highrise that Noble did back in 1997. I snapped it up cheap after the economic crisis Thailand was going through back then. Some hints I could pass on to any potential foreign buyers 1) consider buying only if you plan to keep it very long term in Thailand and/or rent it out as an investment. Do not expect any potential capitals gains. 2) apart from the bricks, mortar and flashy condo facilities that can easily seduce you ask about their monthly common area fee, sinking fund and an English translation of their "Condo rules and regulations" that Noble (or the developer) wrote and registered with the Lands Dept. You may find these add significantly to the cost and some crazy - even illegal, rules in there. Ask what company was contracted to manage the condo? and who is the Juristic Manager? Many developers will set up a subsidiary company under a different name with the exact same directors and shareholders and contract this company using their own employees to be juristic manager and condo management staff. For very new condos co-owners do not yet know their neighbours and so are none the wiser of what is going on behinds the scenes. At the AGM they do not know that the people volunteering to be voted in on the condo board are all in fact employees of the developer as the developer will still own condo units/floor area and so maintain voting rights. This sets up a conflict of interest and will be fully used by the developer to forward their interests over those of other co-owners including not paying their common area fees for any of the developer's unsold condos. Under the Thai Condominium Act 1979 only the Juristic manager can sign legal documents such as contracts for management company, security guards, lift maintenance contract, etc including hiring lawyers to lodge law suits against a developer! Good luck with that if the JM is an employee whose being paid by the developer! If Condo rules contravene the Condo Act then to get them changed requires a 75% AGM majority vote and the JM to sign off on them when lodged with the Lands Dept. Yes catch 22! There are a lot of hidden pitfalls for the unaware so do your due diligence!

@@moonlightmistandmemories9623 For Thailand condo owners condo Common Area fees are typically paid on an annual basis and the cost amount depends on the square meter size of your condo. I pay 26,000 baht annually for my 50sqm Noble condo which is walking distance from the Phayathai BTS station (very central Bangkok). There are also "Sinking Fund" fees and the condo directors could also add one-off additional fees to replace lifts, paint the condo, seal leaking wall cracks, replace water/wastewater/fire sprinkler pipes etc.

Do you think dealing with a large company like Noble or companies with a good track record is better at protecting owners against HOA fiasco's you've mentioned? I've had some bad experiences with hoa's in hawaii so i know its hard to avoid the pitfalls wherever a $ can be made/stolen from unsuspecting owners

@@gregh7457 My advice is to buy an older condo (5 years +) and avoid altogether the developer big players who are still trying to sell their condo units in their newly constructed building (and therefore maintain voting rights at the AGM). The existing unit owners will be familiar with their building and the management company. Avoid a condo whereby it is managed by the condo developer (albeit under a different company name unknown to most condo owners) as the developer can register with the Thai Lands Dept. to manage the condo for a set number of years after they have sold the first condo unit.

Pete, excellent comment. I could write a book on the pitfalls of buying a condo. I have looked at countless "opportunities" but still rent. Recently, I had my lawyer do the due diligence on a development. They completed their investigation satisfactorily and asked to see the purchase contract. The developer refused to provide this without receiving a non-refundable 50,000 "booking fee". I declined their offer.

One of the riskiest investments is a Bangkok condo. 1. The long term ROI isn’t amazing 2. Rentals in BKK are ultra competitive in the renters favour 3. Since a lot of these condo are shoeboxes. You could have a crap neighbours left, right, up and down and there’s not much you can do. 4. The heat effects the outside of the building and it’s a wish and a prayer that the freeholder maintains the premises in the long term. 5 Loads more issues that I can’t fit it. Don’t do it. Just rent!

Totally agree. I love Bangkok and Thailand but id never buy a condo here. Having rented short term in so many of them, ive seen how even the higher end stuff can just fall apart if not maintained properly and there's nothing you can really do about it if you're unlucky. It's so cheap to rent too if you're a bit diligent. Doesn't make sense to me

@@TomBedlammusic We ended up buying a house here. Didn't want to rent as I don't like the idea of having to ask permission to paint a wall or whatever, when I'm a full-grown man. Also don't like paying to maintain / improve other people's property.

Yeah, Bt200k+ per sqm aka Bt5m+ for a 26sqm shoebox on the edge of Bangkok is the bargain of a lifetime ! In the world of sensible investments this is down there just above magic beans.

It's worth paying a bit more for a more central location like Asok, plus the demand is greater and easier to resell, just my two bits. Further out locations you wont find many Foreigners living there and less things to do. You are a smart guy Chris, you never show the prices in Canadian $$$, and scare the day lights out of us. 🤣🤣🤣 Great video Chris

I'm cheap and I love the FIRST one. I'm planning to visit Thailand in the next year, I don't know yet if this is the route I'm going to take but it's pretty awesome to see Thailand doing so well. Thai people are amazing and I can't wait to visit.

These new condos are over-priced shoeboxes. Two bedrooms in 34 square metres - that's insane. Many new condo buildings are nothing more than a tower of identical shoeboxes in the sky. Every unit has the same fittings and finishes; when you sell, you have to hope that demand exceeds supply. Good luck with that - "hope" is not a strategy! Another point. The developers often have a float of around 20% to sell once the "off plan" sales are exhausted. To move these unsold units, they run “promotions". I have visited buildings where the "promotion" price is at least a 20% discount on the original asking price. By all means buy a condo in Thailand, but you need to do extensive due diligence to establish the reality of supply and demand. This is not easy as you cannot consult a public register of recorded sales. And finally, the ongoing maintenance of the building depends entirely on the desire of your co-owners/neighbours to keep the common areas in best condition and thus maintain the value of the building. Chok dee and sup with a very long spoon 😀.

I've stayed in Jomtien in condos of that size for Airbnb short stays and it was difficult to store the content of my medium size luggage. I know that Asian people tend to leave with less amount of stuff (good thing), but I cannot imagine how a couple can comfortable live long term in an apartment of that size. No matter how nice the common areas can be.

Totally agree. This is same size as my room at university that I shared with another person. Just the thought of a sharing with my spouse such a small space does not work for me. I need my garden and outdoor space to keep my sanity.

Yes average condo size is getting smaller. I understand that building law in Bangkok limits self-contained condos to 28sqm! I think that a condo has to be at least 60sqm to get one car park space noted on the title deed. Less area than this and the developer just has to provide "adequate" car parking.

For us farangs, renting is the way for happiness. All these brand new Condos are NOT an investment, it's a life style product which the developer wants to sell to naive people.

Hi Chris, you make fantastic videos and you have a great sense of humor. I used to live upstate New York about 2 hours from Montreal. I have been living in Hawaii for the last 8 years. I am moving to Thailand soon. I applied for an elite visa and waiting to be approved. I can’t wait to get there and go on some of your tours. Can you answer a question for me. Can I deposit a check into a Thai bank from my bank account in Hawaii when I move there. I don’t know if they accept foreign check deposits. Thanks Chris.

Thanks for the video. It’d be interesting if you did a video on the property types in Thailand as well (e.g. freeholds, leaseholds). I imagine that some investors would feel more inclined to purchase certain property types over others.

Short version is, foreigners aren't allowed to own land. So you're stuck either buying a condo or buying a house and doing a long term land lease.

@ 1-2-WATCH now that's a harsh review. but you make some good points. shame you think i'm lying about it not being a promotion paid by noble. cuz it wasn't. and i get that the tiny condos aren't for you, and they aren't for me either. but there are lots of people who prefer that, which is why many new buildings in bangkok have created these types of units. i'm not the biggest fan of how the video turned out either, which is why i take some of your points to heart and agree. but the sentiment behind it is hard to understand oh well.....

@Low Key My "2 cents" comes after I purchased a Noble Development condo in 1997. I and other condo owners had tremendous difficulty dealing with this developer who was essentially cheating condo owners. Read my other comment to this video on what exactly went down.

Not worth it for investment by the looks of it. Appreciation is questionable and for this price, you can probably rent forever even considering rent increases.

I really like this video. Just goes to show how far you’ve gone with this KZbin channel. The prices for those condos are competitive against similar properties stateside for singles working from home. I consider Thailand to be the best neutral ground for business with Chinese citizens as foreigners won’t be hassled and Chinese citizens can do business without CCP looking over their shoulders to take their cut. Foreigners trying to rent out their units will have to compete with the other 51% Thai ownership playing the same game, so their return will probably be less than mortgage rate-but only chumps would pay mortgage in Thailand. Better to buy it outright, live in it while property appreciates in equity. Just do due diligence in checking long term stability issues regarding the property. The recent election does show good indicator of political stability as no violence occurred during the vote. I don’t have time to list other risks. You’re doing a great service for Thailand with your videos… keep up the good work! If I had the money, I’d live there too.

Hey chris. I genuinely love all of your videos. On both channels. I came home From my one month trip to bangkok, I came home sold everything. Put my house up for sale. I'll be on my way over there some time over the next sixty days.. permanently. Something no one has ever touched. Base on that I have seen. Would you please go into some detail on one of your videos regarding condo HOAs. Homeowner associations. And any fees associated with them if there's any that are similar or standard. Would be a giant help as i'm looking to invest into at least ten units personally.

The condos look nice, but sizing should be regulated to a 35sqm minimum. The bedroom at 3:40 is inhumanely small. You can't walk around the bed!

exactly. not worth it. Imo the prices peaked in Thailand and right now it’s not a good investment meaning its price wont appreciate as much as a dubai apartment or a southern EU aoartment in a long run

Sometimes the stabilization on the gimbal interferes with the stab on the phone. Best to turn it off on the phone when on a gimbal.

I wonder, if you have 10%-30% unoccupied, there is not dues coming in for reserves. With new unites, maintenance can e deferred, but for how long. Without funded reserves, upkeep can slip.

If you buy a condo in Thailand you pay, on an annual basis, the "common area fee" and this is based on the floor area of your condo. The common area fee pays for the security guards, cleaners (of the common areas), pool and garden upkeep, maintenance personnel, and condo management personnel salaries. When you buy a condo you also pay the "sinking fund" which are big cost items that periodically crop up like replacing lifts, painting the condo, replacing pipes, etc. I purchased a 50sqm central Bangkok city Noble condo and pay a common area fee of about 26,000 baht per year.

when you do another apartment topic, can you please address the issue of noise from your neighbours up, down left, right. Having lived in China for many years, the ability to stop the noise is at the top of the issues. Does the estate management get involved or do you call the cops?

Most likely you will lose value on your condo. As condo are being builted over and more supplies popping up in condos. Of course these youtubers don't want to tell the truth behind that.

Interest rate in Thailand would be uncomfortable to foreigners, and the banks understandably require a hefty down payment.

One challenge we have with finding a condo getaway is finding a building that will allow pets! Options are limited. We find we are looking at detached homes very often. Is it possible to cover ways a foreigner with Thai spouse can finance a condo?

I have seen recent high rise condo developments in Bangkok that are "pet friendly" - that will allow owners to keep their pet dog, cat or whatever. Possibly a marketing ploy to increase the numbers of potential buyers? I have never lived in a condo that allows pets. Note that non Thai buyers of Thai condos can only buy a maximum of 49% of the private floor area for sale.

'Major Development' is a property management co. that allows pets at all of it's properties. Go check them out. They even host pet events also

Because it's way out of the city. You're going to be riding on the BTS for like 40 minutes until you get to the city.

The MRT station they reference isn't complete yet and its unknown when that line will open. If you pull it up in Google Maps and look around there's no much in the area. So for the time being you're going to need to commute by bike/car to get anywhere, and its a long ways from most of the places people will want to go. You're basically gambling that once the MRT station opens up, the area around it will become more developed.

Somewhat small and pricy for most of their condos. They have great facilities and locations, but wow, prices are going crazy. At this rate only the wealthy Thais will be buying soon. All to rent out of course.

My advice. Don't buy. Rent. You can always walk away from a rental. Thailand is a country I'm considering for retirement. If you really want to buy. Speak to someone (not the builder or realtor as they are not disinterested parties) who actually owns there or rents there and ask their opinion about the building and management, any special assessments etc. Westerners (like me) are conditioned to believe that home ownership is the way to go. Most times yes, however not in a country where you can't completely own a house and where condos have control of hoa fees etc. Protect your retirement money. Good Luck.
