wow, young people look again, that house for 14,500 is a remarkable opportunity. 1. all the concrete can be pressure washed and covered in broken tile mosaic for less than $500. 2. pressure wash the deck top and bottom, add three coats of sealer; done for $300. 3. exterior caulk and paint, those exterior wall tiles get the vertical lines filled and smoothed with the caulk, makes the house look better than when it was new. I've done it, it gives the exterior the look of full length, wide cut ship-lap. Weeks of ladder work, but only $500. including paints. 4. enclose the area under the deck for a solid built appearance add large wooden gate w/lock to store away equipment. about a grand total 5. I'm a professional landscaper, so yes, you'll really need to spend at least $5,000 on landscaping, doing the work yourself! 6. Keep in mind that 14% of your real estate value IS in the landscaping alone, do it right, make it permanent, use the best most desirable plantings, and plan for their values at maturity. 7. I'd like to say, I've seen less knowledgeable men go in on a property and slash cut $80,000 worth of mature Camellias to the ground. Then, take pictures and show me the work they did!? Sure, they did it fast, but had no idea what damage they did to a once great property. 8. After 1-6 are done, consider leveling up that low driveway, use screenings and gravels, alternating layers, (same under deck). Do the work yourself, hand tamp it, I did, it's a huge delayed paycheck. 9. Young man, Young woman, slow down do it well and find deep satisfaction in work that you proudly put your name on. 10. Interiors are easy, all of it. The tools will cost you plenty. I recommend buying, not renting tools. If you don't want to use them again, they are easy to sell. There will also be tools that you'll be eager to use again! p.s. don't be lazy, don't cry (too much), and don't be scared; YOU can do anything.
