Just think of it this way……The SELLER could be the crazy neighbor! My crazy Neighbor From Hell wouldn’t stay off our property. New house, one week before we took possession, this NFH trenched from his land onto to ours, buried a drain pipe that he attached his gutter downspouts to, and then daylighted the drainage onto our property! He also changed the grading of our property, moving soil to his property to change the slope to drain more towards our property! Of course, our builder removed his unauthorized ‘handiwork’ and regraded our land. During the finish phase of our house, we were told that the NFH would enter our house, photograph the interiors, the high-end appliances, the cabinets, faucets & fixtures, and then tell the finish guys that he was our real estate agent and he was keeping us up to date on the house build progress. The construction manager ran him off, threatening him with trespass. He also routinely ‘liberated’ building materials with he used for projects on his property. He was also a real estate agent who bought his house for pure speculation and profit. He tormented us for over 2 years. We were literally a week away from filing a restraining order against the guy when he placed his house on the market for sale. We decided to delay filing so that his house would sell quickly and we could be rid of him.

Houses around me are built in the 50's. I've also seen a few pushing 100 years old. The older the home, the more problems which can arise. A huge red flag for me is mold or moisture.
@movingtodallaswithchase
@movingtodallaswithchase 3 жыл бұрын
Yes, homes that old you have to inspect everything. Plumbing and electrical would also be a main concern.
@King-2077
@King-2077 3 жыл бұрын
Well part of it is correct but I disagree with the older the more problems. Older homes can be as great as the newer ones if the ones you got have been taken care of and updated throughout the years. There are older homes out there that were neglected and same thing can br said to some newer ones out there. As long as you get a thorough inspection to your house you should be good to go.

Cat pee smell is also a sign someone was cooking meth and was once a flop house or someone broke into it to cook meth. Either way it's a hard pass. Beware of moldy odors too. Swamp coolers should be outlawed as they ALWAYS cause mold problems. A disease machine. Get your Legioneers disease here.

Always find out how old the roof, the HVAC, the appliances are. Look at a year’s worth of utility bills, and adjust your offer accordingly. Also, ask the seller to pay for a year’s home owner warranty. And, young man, take grandma’s advice and work a touch on your grammar. You always want to be a professional and speak like a professional. I realize that young people often don’t pay attention in school to grammar but when you get out of school and start working, it becomes important. I want you to be successful. So work on losing “ain’t “ from your vocabulary. I wish you the very best!

@@bluej5455 That is out of my area of expertise. Most of the homes I deal with or older than the 60s and I haven't come across a fuse box before. In my opinion, I would get a electrician's opinion and a quote for installing a modern breaker box.

@@movingtodallaswithchase thank you, In the past month I have come across two houses with fuse boxes and I have passed on both houses because I know it’s expensive to switch to a breaker box and also if they have a fuse box, they probably haven’t replaced the wiring in the house. And right now the housing market is insane. They’re asking way too much for houses to begin with.
