Your information is fantastic. But I do have one request ... could you get a higher resolution camera? Your sound quality is nice, but when I tried to up the resolution, it was maxed out at 360p.

We just purchased a new camera, however KZbin has issues with uploads that have higher res, it takes forever to upload. We are working on that.

I live in a place with a influx of people from out of state. Housing prices have over doubled in the past 8 years. Wages are struggling to keep up with the out of state money coming in to town. Homes are sold in days with all cash offers. That's why I am looking into owner building.

18% = 180,000 means the total cost was a million. Little deceptive to throw numbers out like that. A 200k total build means 36k to the general. Still a lot but may be worth it since they assume a lot of the liability.

Love your Channel Keith. We are a new contractor in the Utah Valley. I have been in the Commercial/Industrial Industry for 25 years. I noted your saying that it is a great advantage to have a contractor that will be able to perform more than one trade. We have the ability to do Excavation,Concrete, Framing, Electrical and Painting. Have built cabins in American Fork Canyon and Lava Hot springs and a lot of Shops. We are just a family company and still hanging on to our day jobs and moonlighting all of this other stuff. Do you have any good tips to get our name out there, a good place to get in touch with folks that could use an outfit like us? Hi Keith. Thank you for this video. I currently live in Phoenix and houses have been going up constantly since we moved here in ‘97. We are thinking about owner build right now and I have a question about trusses. I’ve read some articles and watched videos on how to keep cost down. One of the examples was to keep the house under 32 feet in depth. I know you can’t give me an exact price, but how much more are we talking if we go to 39 feet?

Trusses are set 2 feet apart. What you want to watch out for. Expanding them the other way can be done however engineering can increase as well as the manufacturing side.

What you think about this kits from Australia that the rest of Europe considered it the best option, for example Imagine Kit Homes, etc. There are many companies from Germany, South America, Australia, Russia and Europe that can not compete here for strange reason, even if their houses can last double or more the time of the houses here in USA, do you think that can be a monopoly or regional pride?

It's an adoption issue. land is cheaper here, generally because of the size of our country, we have thousands of jurisdictions and adopting new technology in America is super slow, mostly because supply houses will not stock new materials if there is not demand and labor will not learn new technologies if there is no demand. We need to demand more.

I would talk to a realtor and ask for comparables for new builds or restorations projects for sell. Then divide the total sell price by the sq footage and you have the cost per sq foot, the going price. The cost of housing is the first demographic I would seek and this is how you find it. Also, in talking with a realtor, ask if there are more move ins or move outs. Ask how many homes are for sale now compared to a year ago. If it is less, all good, if more are for sale now than a year ago, it's a state in exodus, which is not good.

When I talk to the lumber yard they don't see the prices coming down much but if I had to guess we may see a slight drop in the new year hopefully.

There will not be a "return to normal " We will all pay for the lockdown, however, once prices rise and people still pay those prices then vendors will be reluctant to drop charges, Also this inflation is not due to supply chains or transport, instead, companies have lost revenue for the last 18 months and are looking to redeem those losses. I have been in construction for 40 years and only recently has the cost of materials risen so much, I maintain that there is a 30% increase across the board

Another benefit is the tax benefit when selling for a profit. I believe MN you can sell every two years without having to pay taxes on up to 250k.

That's correct. Most states have the same law, some let you sell after just one year.
