The rental and real estate market in the Philippines is hyperinflated.. just wait a year or two and the bubble will burst..remember everything in the Philippines is negotiable..you can find a decent price place if you ride around and look but the real estate people have lost their minds.. thanks for the video Rod, always love looking at the rentals👍👍

@@richardhowe5583 Land is even worse. Ayala is asking 50,000 pesos a square meter in many subdivisions now with little amenities. I saw this is Bacolod and Nuvali. So very $200,000 USD just for dirt. Cheaper to build in many parts of America.

My god, it's almost dubble rent since 2018 when I looking at thoose apartments. That is crazy. A 1-bedroom was around 34-36000.

Good God! I remember a much nicer 4 bedroom with a mini studio behind the kitchen for the maid for 40K/month right next to Ayala in 2018. I only paid $10K/month for a brand new studio by SM in 2018.

I paid 20k which included elect , water and wifi at avida across from mercado IT park just after covid , tried to get it again last yr she wanted no less than 30k and i pay elect ...50% price jump in 2 years

@Davidson-ex4zk i looked at a few units at Avida in 2018 and they ranged from 14K to 17K for a studio and no condo fee. Everything else was extra. Some came with wifi and some you have to get yourself. Which can be a nightmare in itself. First have to at least have an ACR-ID Card and then hopefully there's even a spot on the punch board for you. Ran into that situation at my 1st condo at Mivesa in Lahug. It was a new complex and it was supposed to have wifi and it did the 1st 3 days before it got cut. Then I was put on a reservation list behind 100 other people waiting for a spot. Got the typical Filipino later later suggesting tomorrow or the next day I'd get wifi. It never happened. Finally had to go to the main office and complain until I got the head boss to tell me the truth. And he said maybe tomorrow or the next day or the next week or the next month or the next year with a straight face. Said they had to wait for permission from PLDT in Manila to give them permission to simply attach the lines in the box to more units. So when the previous renter left, my line got hooked up to the next person on the waiting list. So as soon as Manila says hook up 50 or 100 or 200 more units, they couldn't do anything for me. Luckily I used this to break my lease. Our unit was 12K/month plus another 1500 for condo fees and everything else was extra. But every unit I've mentioned was fully furnished.

400-600 USD for a reasonable good location for a 2 bdr in Bangkok or Pattaya. 300 USD for a nice well equipped 1 bdr in a good location. But in Bangkok alone there are about 200 000 1-2 bedroom condo units for sale/rent. I think the demand is much higher than the supply in the Philippines, while the oposite in Thailand.

Those cheap window ACs reminds me of section 8 rentals in Detroit in the 80s. Sadly I don't think you have seen quality housing in either the USA or southeast Asia in the last 10 years. There isn't a single condo you have ever shown that is competitive or good quality and when you consider the absurd price it's easy to see why the Philippines gets so few tourists.

Cebu is extremely hot and humid. Most of these condos are inflated for investors to jump on the airbnb bandwagon with literally thousands of competitors doing the same. On the new developments its one building stacked on another. Lapu Lapu the same way. They had a supposedly ocean view access then if you look straight down, you see slum housing of shacks and roosters. No offense to roosters. No HOA certifications, miserable rate of returns, shoebox lifestyle & zero appreciation. Total waste this one as well.

There is no food, entertainment or life near this high rise dump. How far away is the nearest barely stocked, narrow isle, 7 eleven that sells only cheap junk food? 7-Eleven in the Philippines sells only developing country junk food. Pringles is a luxury item. I Imagined the Philippines would be a place where fruits grow like weeds but there isn't a single piece of fruit sold at any 7 Eleven in the entire country and 7 Eleven makes up 90% of the convenience stores in the country. It's appalling.

Good video Rod. While that condo is large for condos today and looks quite livable, they just aren't for me. I was thinking it was a bit pricy but then I remembered the parking spot which changes everything if you are going to have a car, because you have to have a place to park it and that spot is convenient. I know of one youtuber Vlogger who had to move after he bought a car because he couldn't park it within blocks of his apartment. I would imagine the condo dues are high there and I don't recall you saying who would shoulder those. All in all I think it's a fair price if you have the income or savings. Take care Rod.
