why did it take him leaving for you to come upgrade the housing instead of renovating during the stay to better accommodate and probably help a renter want to stay longer especially since they are paying on time for many years.

Why bash a tenant that stayed and faithfully paid his rent and didn’t bother you? Furthermore you guys should’ve done inspections at intervals to figure out what needed to repaired. Who waits 12 years to check on their investment!
