Excellent point on the data centers - the engineering firm for which I work does a ton of projects for higher ed around NYC and Philadelphia, like NYU, Columbia, Princeton, etc. and many of them updated their campus Master Plans to include new and or expanded data centers to handle increased tech demands, and that was BEFORE the quarantine forced all of them to hold classes online.

Yes retail in malls and assisted living facilities are screwed big time but stand alone buildings and mid budget hotels will do great

There will be no V-, U-, W-, or L-shaped recovery. The recovery will be K-shaped. An initial drop straight down, followed by a bifurcation of the ascending "haves" gaining more wealth at the cost of the descending "have nots" losing their wealth. You have a short window of opportunity to choose which side of the bifurcation that you want to take.

With all the baby boomers entering retirement it will be interesting what happens with nursing homes. I took care of my grandma until she died and it was TOUGH. Not sure if many Americans are up for the task of keeping the grandparents at home.

I would say about 2% The only ones interested in grandparents is to wonder how much longer before inheritance might show up. And only interested in senior parents if they can be 24/7 availability to take care of the grand kids, or just raise them completely.

Inquiring minds would like to know! I assume there is a REIT for every slice of the pie. Its just a matter of if its worth it or not. I wonder about syndication gp/lp opportunities in these spaces, if there are any "experts". I remember a long time ago seeing late night TV ads for the FCC was auctioning off Cell Phone frequencies? - or something like that, I had no money then so I didn't have anything to invest, but I was always curious how that turned out.

A recession is 6 months of economic contraction, and a depression is 36 months of recession. The rub is that we must endure the 36 months BEFORE the govt admits, if ever, that we're in a depression. as a student in Ontario Canada, all in person university and college classes are cancelled this up coming year, there are lots of houses for rent near my school, I would say a lot of landlords will struggle to fill the homes especially if relying on 5 or more people to fill a home. My Gf has a whole house to herself for $500 a month though!

Ken a Local Real estate agent here. Again this is a second video I see from you with some fatality news about the industry. The data collected every day is new, adaptation of the circumstances evolve every day. Many restaurants are dying but many are killing it, such as Pizza Hut or Dominos pizza has reported historic sales. This Article from business journal This Dayton restaurant franchisee saw a 115% sales increase during the pandemic. Pending Sales in Miami has increased tremendously. The data needs to be provided accordingly, locally and very specific. ALF are needed as well as hospitals. I do not understand your analysis so universal in perspective.

As usual, your talks are well thought out. But I am curious why you think online classes are inferior to in-person classes. After all, lectures can be given online. Students can ask questions. There are actually some benefits. The lectures can be easily recorded for further review, students can get experience with online conferencing, they can learn how to collaborate with groups online. I think online interactions for business are the future. Learning online collaboration through experience in school can be a real plus. What are your thoughts on this?

Other factors not considered, foreign.(Chines) investors (with some of those investments still sitting empty in US), forbearance impact, demographics (boomers retiring and down sizing, if the Corona doesn’t get the poor folks first- ugh!) etc. Praying for any kind of recovery, even if it’s slow.

I have a quick question regarding data centers. If Amazon, Microsoft, Google, etc...are actually purchasing the land on which these centers are located and then constructing the warehouses themselves, how are we able to invest in that? I understand that these locations fall under the real estate umbrella, but if they're owned outright, there's no rent to speak of. Am I missing a piece here? These things wouldn't necessarily be included in real estate ETFs, such as VNQ, like cell towers, malls, and self storage are. Thanks.
