HOA is important. You can buy a nice 1BR in Midtown for less than $500k but the HOA would be greater than the mortgage installment.

The association probably got into trouble with some major costs they didn't account for, or legal fees around lawsuits. When you buy into the building you also buy into your share of costs to maintain the entire structure. Ask the tenants of the Millennium Tower in San Francisco about it. 600 ft condo building built about 2010 on a retired landfill. It's leaning over 2 ft to one side and has sunk over a foot. They sued the builder and they had to pay 100 million to fix the lean. It stopped further leaning but only corrected the lean by 1 inch. Concrete walls in the garage are starting to buckle. I would never buy a condo in a high rise. Rent if you want that living experience.

What you are paying for in NYC is the priviledge of walking out your front door...and having the whole world at your feet. If you are bored in NYC, there's a good chance you are legally dead. And it's walkable, ALONE.You don't need the expense of a car. Or a time schedule, for cheap mass transport. Buses run in the direction you're going, EVERY 5 MINUTES. The subway, for longer distances. BOTH CHEAP. You want a cab, just walk to the curb, stick your arm up, INSTANT CAB. These commenters are also ignoring the fact that salaries are higher, across the board. And if you don't want to pay maintence, RENT.

That's insane, I moved to NY in 94 at 18 and had a studio in Richmond Hills section of Queens for $750 a month. Fast forward 30 years and I live in a subsidized apartment building on the Northside of Chicago a block from the lake my apartment faces West but the apartments facing East have direct views of lake Michigan and my huge one bedroom apartment rents for $176 a month 🤷🏾‍♂️

I'll never complain about my mortgage again. Those spaces are so cramped and expensive. I honestly don't know how New Yorkers do it..kudos for just paying the bills.

I am from New York City. I have the money to live there, but lifestyle is critically important to me. I have 25 acres on a mountain top with an 80 mile view, deer in my yard daily and occasional bear shows up along with raccoons and a fox family. It’s beautiful. Everything I need is in a small city less than 20 minutes away on a beautiful mountain road. No traffic. No sirens. No neighbors. No crime. No concrete. I did all of this for less than $250,000 and zero maintenance fee. Taxes are 2,200 a year.

@@angelcitystudio three hospitals, 11 schools. Two world class colleges nearby. It’s not the money keeping me out of New York City. It’s the congestion, the crime and the pollution. I get to drive a Maserati over empty country roads here. I can’t do that in New York.

@@lolacookie453 Just one of the reasons I left New York is because I love animals more than people, birds singing at sunrise more than horns beeping, a bobcat calling more than a siren screaming, deer with their young in my yard more than an angry crowded sidewalk, a momma bear with cubs more than a street gang, a band of raccoons waiting for a snack, or a horse waiting for an apple rather than a guy with his hand out. When driving I stop for turtles and put them across the road, brake for all animals and love the mountain roads in an Italian convertible. Life is truly bliss. I have ten cats. All of my estate will be donated to animal welfare. I still visit New York City. I still like the vibrancy, arts, museums, and symphony’s. I love upstate in the Fall. No, I wouldn’t live there again. Hell no. It’s a trade off. Funny thing. Something just snapped in my head one day driving through the empty mountainside of West Virginia. I did not truly consider leaving the city before then. Where do you live?

These studios have terrible layouts...just one long room. I lived in Manhattan in a large L shaped studio where the bed and out of sight. There was also a large entry way and a dressing room that I used as an office. I also had 4 large closets! I had a doorman and a garage space w the East River out my back door and Gracie Mansion down the street. I was lucky that it was rent stabilized and low rent. Renters should be able to do better than what was shown for a floor plan and it should have a tub and shower....don't settle!

Hope you realize how extroidinarily lucky you were.. The car space alone was probably worth your rent. I'm assuming your life went upscale money wise, or why else would you move ?? I missed a Museum sponsored Car Show in Upstate NY. Got the dates wrong. I look forward to it, every year. So, now, NEXT YEAR.... That's why people live in NYC. There, that opportunity would be called Tuesday...or Wednesday...and one of a myriad of things to do, just that day. As they say, location location location. Nothing in life is free... but some things are at least worth it..

“Good bones” is realtor-speak for “needs gutting.” “Blank slate” is the same, possibly to a lesser degree. Nothing wrong with either, so long as a buyer understands the expense and time frame and mess involved.

Many people, including my son and his wife, live and work in Tribeca. They value the short commute to their midtown offices. They enjoy the lively nightlife. They enjoy the endless cultural offerings. They enjoy the myriad restaurants. They enjoy fast public transportation and love that they don't need a car. They take their son to the Rockefeller Park Playground every day. It is not a ridiculous life choice for them.

I can’t believe anyone would spend so much to live in what I consider one step removed from how truly poor people live! No real kitchens, antiquated dirty bathrooms … Then you still need lots of cash for restaurants, theatre, night life, shopping. If you can’t buy into what NYC has to offer, there’s no point in living there.

Nice tours. Especially the last apartment. Keep it up, but…Find the words for bathrooms…it gets old saying you don’t know what to say over and over. Describe if it has a tub/shower combo or just a shower. Does it have a window, what kind of tile, from what era? What’s the flooring made of? Is the bathroom updated or does it need a complete renovation?

The first apartment has the most potential but the monthly fees are astronomical. I would use what is described as the ‘master’ as the sitting room. It is a nice spacious room with windows on both sides. The kitchen could be knocked into the next room and make it a dining/ kitchen space with glass doors maybe Crittal doors to the hall as there is no window in the space. The awkward area off the first bedroom could be used as a bathroom or an en suite. The bathroom could become a study. The tiny bathroom could be kept as a guest bathroom. The apartment is liveable as is so you could take your time renovating it except for the shower issue. It all depends of course exactly where it is and what renovations the old building lends itself to. But that monthly payment 😱. The first studio seems to have great light which would appeal to me. I do not like the second studio - I do not like brick walls - always make me free cold. it did have a high ceiling but the small windows being the only light😅 - too dark!

Monthly maintenance is $4,950 !!!!!! what do you get for that obscene amount of cost on top of a mortgage? An additional cost of almost 5K a month ie. $60K a year to live in an apartment that you own?????? How did this situation come to be... please explain.

The people who buy these apartments probably don't have a mortgage. They pay cash.

The question is still valid even if they did pay cash. It would be interesting to understand what each HOA fee provides the owner. The second $800 HOA seems much more realistic for an older building that probably does not have amenities.

We have a nice, big condo in a big city (not NY) and our maintenance fees exceed $600 a month, which of course I think is high. I will never complain again.

I assume you are asking about the first unit. Maintenance fees are determined by a number of factors, including real estate taxes, any mortgages the building may have, and charges for common space/staff/amenities. Every unit pays a percentage of those yearly fees depending on how large the unit is/the percent of the building they own. Since this is a larger unit the maintenance fees are higher than a studio or 1 bedroom!

But what are the square footages of each one? Having to pay HOA or extra monthly fees on top of a mortgage is ridiculous anywhere, but especially in NYC/Manhattan. That last one could have a loft built in bc of the high ceilings which would remove the bed to the "upstairs" and add sf.

The problem is the camera they are using with the lens they chose makes these apartments rooms look way bigger than they are. Very long and wide. If we were to step inside these rooms we would be very disappointed. There used to be (maybe still is) a tv show called: Selling New York. A fascinating show I miss. Realtors took us on a showing of very expensive apartments in the 2-5 million dollar range. One particular home owner was having a very hard time selling his luxurious unit. The price was typical; but the HOA was the killer, just over $3,000+ a month. I can't imagine why. No snow to shovel, no grass to mow. A building with each apartment paying that amount? that's called Greed. At the end of the show, this owner still had no offers.

That first unit with the $5000/mo HOA must be in a building with many services such as doorman, 24hr concierge, maybe valet parking and some light housekeeping included.

You usually give the location of the apartments. I assume they were in Manhattan. Like other commenters, I couldn’t understand why the monthly maintenance on the first apartment was so high.

For most $475K should get you something quite livable that would allow you not to throw away money every month on rent. Essentially every mortgage payment that you make goes back into your pocket as an equity build - whereas every rent payment you make pays somebody else's mortgage. And Yes, I get it that the down payment is the key - but - if you can go to every source you have to raise it - you simply should!!
