My mom sold real estate in Victoria for over 25 years. She always said buy now, buy what you can afford now. Even if the market goes down, in five years it will be back at par or higher and you have been paying your mortgage not someone else's.

In an ideal situation, as you suggest in your video, a seller sells their house when the market has statistically lower inventory and then buys in a spring market (as example). However, how realistic is this? We have been wanting to sell and buy but don’t want to be without a place to live during those months in between. How are sellers with “condition to the sale of existing house” offers?

Good question. It depends on the type of home you are selling and what you are buying. If the home you want is rare (perhaps only 10 listings a year) then that's a big risk. Subject to sale offers are coming back but still not very common. I prefer a rent back clause for the seller, or taking a leap and selling and asking for a long (3 month close). Feel free to call me to discuss it further.

If the market is so buyer driven… why are there so many Victoria Condo sale videos on KZbin that are anywhere from 7 months to 7 years old and nothing new? ALSO, why don’t realtors show floor plans along with their dizzying walk thru videos on their web sites and in many cases, you have to register to look at their listings!? Make it easy for people to buy!

that pent up demand will want to purchase just before or right when rates start getting cut which will increase prices again

It's likely, there is a lot of demand out there waiting on the sidelines and this might be their last chance.

I doubt we'll have another 2021 frenzy, but I still think sales will be decent for 2024 - cash buyers will obvs hold power and still be able to snag great properties without out too much competition. 2025 I think will be a tough year to get into Victoria market as rates will be more attractive and there might be more competition including US/international buyers who have been waiting.@@IraWilley

That's true, he said it's too soon for cuts which it is. However if the US does indeed do 3 rate cuts in Q2 - Q4 2024, we will have no choice but to follow. Time will tell.
